Job summary

PPB Property Development Sdn Bhd seeks a dynamic leader to manage our mall operations and drive profitability. You will oversee P&L, maintenance, facilities, and vendor management while implementing ESG initiatives across the asset.

The role requires strategic thinking, strong leadership, and the ability to collaborate with Leasing and authorities to ensure compliance and optimal occupancy.

Qualifications

• Degree or equivalent in Property/Real Estate Management or related field.
• Experience in property/building/shopping centre industry is essential.
• Strong management and people-skills are required.
• Ability to analyze financial reports, budgets, contracts and similar documents.

Responsibilities

• Lead mall team to deliver profitable operations and customer experience.
• Manage revenues and expenses to deliver Net Property Income (NPI).
• Oversee maintenance, facilities, security, and housekeeping to standards.
• Train and develop the centre management staff.
• Manage vendors and suppliers per FAL/MAL requirements.
• Evaluate tenders and award contracts to service providers.
• Verify invoices from suppliers/contractors.
• Optimize rental and occupancy rates for sustainability.
• Coordinate with Leasing team on leases and renewals.
• Liaise with authorities to ensure licenses are in place and renewed.

Job description

This position is to provide leadership of the mall through effective management of its daily operations to contribute to the profitability of the business. This role will be responsible for the asset's profit & loss. Ability to lead mall team to create a positive shopping experience for customers through establishing and maintaining appropriate operating standards at a competitive cost. Implement ESG initiatives.

Key responsibilities

Manage and control the asset revenues and expenses, in order to deliver optimum Net Property Income (NPI)

Manage the overall operational concerns of the mall including the physical management, maintenance and upkeep of the premises in tip-top and tenantable conditions. Implement preventive maintenance systems

Manage building facilities, housekeeping, car park systems, security and safety in a most cost-efficient way

Be responsible for the training and development of the entire centre management team; either technical or non-technical staff

Manage the Vendors/Suppliers as per the requirement of Financial Authority Limit (FAL) and Management Authority Limit (MAL).

Understand the tender, FAL and MAL requirements before quotation is called and recommend work to be awarded to successful service contractors

Verify claim/invoice submitted by suppliers/contractors

Implement strategies to optimize sustainable rental and occupancy rates

Provide input on new and renewal leases with tenants together with Leasing team

Manage and liaise with the relevant authorities such as TNB, JBA, DBKL, Bomba, Telekom, ST & Gas, JKKP to ensure all required licenses are in place and renewed in a timely manner

Requirement:-

Degree or equivalent in any fields preferably in Property/Real Estate Management/ Marketing/ Business Administration/ Finance/ Building Technology/ Engineering

Minimum 10 years in property/building/shopping centre industry

Minimum 4 years in a Management level

Familiarity in building/mall maintenance work and regulations

Ability to analyze and interpret financial reports, budgets, contracts and similar documents necessary to manage and operate a retail mall

Good communication and management skill especially in managing subordinates, consultants, and suppliers

Ability to adapt to a dynamic working environment
