Job summary

AEON Co. (M) Bhd. is seeking a Senior Executive in Property Management to manage tenancy renewal cycles, analyze renewal impacts, and coordinate with landlords and legal teams to finalize renewal agreements. The role involves rigorous documentation, timely payments, and maintaining up-to-date property records.

The candidate will work with cross-functional teams to ensure renewal terms align with corporate objectives and store performance targets across AEON’s Malaysian locations.

Qualifications

• Degree in Real Estate Management or related field.
• 2–3 years of working experience in tenancy/lease or related areas.
• Specialization in Tenancy Agreement, Contract Management, Leasing or Tenant Admin is preferred.

Responsibilities

• Monitor renewal timeline and summarize the yearly renewal report, then prepare and serve renewal notice to the landlord on time.
• Assist in preparing store/mall performance analyses to project renewal rent impact on performance.
• Prepare and follow up correspondences related to renewal negotiations with landlords.
• Prepare internal documents for management approval of each renewal case.
• Liaise with Legal for renewal agreement preparation and related signing documents.
• Prepare timely rental payments, renew deposits in Bank Guarantee form, stamp duties and other renewal-related payments.
• Update the master property file for each renewal or rent review upon signing the renewal agreement.
• Conduct land title searches and check market rental rates; liaise with property valuers for valuation exercises.
• Support operations on landlord obligation issues arising from the agreement.
• Follow up with landlords on payment of outgoings (quit rent, assessment, insurance); obtain receipts and share with Corporate Services.

Senior Executive, Property Management - Tenancy Agreement

To monitor the renewal timeline as stipulated in the agreement, summarize the yearly renewal report, to prepare and serve renewal notice to the landlord on time.

To assist in preparing the store / mall performance analysis for the upcoming renewal cases, projection the impact of renewal rent to the store / mall performance in following term.

To prepare and follow up correspondences in related to the renewal negotiation with the landlord.

To prepare internal document for management’s approval of each renewal cases.

To liaise with Legal for the preparation of renewal agreement and compilation of any other related documents to proceed for the signing purposes.

To prepare timely rental payment, renewal of the deposits in Bank Guarantee form, stamp duty fees and any other payment related to the renewal of agreement.

To update the master property file for each renewal or rent review upon signing of the renewal agreement.

To conduct land title search, checking on market rental rate, liaise with property value for valuation exercise.

To support operation team on any operation matters arises that involve the landlord’s obligation as stated in the agreement.

To follow up with the landlord on the payment of outgoings (quit rent, assessment and insurance), request copy of receipts and share with corporate services department.

Job Requirements:

Degree in Real Estate Management or any related background.

At least 2 to 3 year(s) of working experience in the related field is required for this position.

Preferably Someone that specializing in Tenancy Agreement, Contract Management, Leasing, Tenant Admin or equivalent.

Able to read and analysis of Agreement terms and conditions, familiar with Landlord & Tenant’s law.
