Qualifications

  • Diploma/Degree in Property Development, Real Estate, Business Administration, Finance, Quantity Surveying, Town Planning, or a related field.
  • 2–5 years of experience in property development, land acquisition, business development, or related fields.
  • Strong negotiation, communication, networking, and relationship-building skills.
  • Good analytical and commercial thinking with ability to assess opportunities.

Responsibilities

Senior Executive/Executive, Business Development (Property Development)

We are looking for a driven and commercially minded Business Development Executive to support the identification, evaluation, and acquisition of strategic land opportunities for property development.

This role will be responsible for sourcing potential development land, conducting preliminary land assessments, coordinating due diligence, and engaging with landowners, agents, consultants, and relevant stakeholders to turn promising land opportunities into viable development projects.

If you have a strong interest in property, land acquisition, market trends, and development opportunities, this is an opportunity to be involved in the early stages of shaping the company’s future property portfolio.

Key Responsibilities:
1. Land Sourcing & Acquisition

Identify and source potential land opportunities suitable for residential, commercial, mixed development, or other strategic property projects.

Build and maintain a network of landowners, property agents, land consultants, developers, and industry contacts.

Proactively approach landowners and relevant parties to explore potential acquisition or development opportunities.

Maintain an updated land bank and potential development opportunity pipeline.

Monitor new land opportunities and market movements within targeted development areas.

2. Land & Property Feasibility

Conduct preliminary assessments on potential development land, including:

i. Land size and location

ii. Asking price / estimated land value

iii. Existing land use and development potential

iv. Accessibility and surrounding infrastructure

v. Nearby developments and market demand

vi. Development potential and possible product positioning

Conduct basic financial and commercial assessments to determine the attractiveness of potential land opportunities.

Prepare land opportunity reports, feasibility summaries, and recommendations for Management's review.

3. Land Due Diligence & Coordination

Coordinate with internal teams and external consultants on preliminary land due diligence.

Gather and review relevant land information, including land title, tenure, category of land use, restrictions in interest, zoning, development status, and other relevant details.

Liaise with relevant professionals such as town planners, valuers, lawyers, surveyors, architects, and other consultants when required.

Identify potential development constraints, risks, or issues that may affect the viability of a land opportunity.

4. Stakeholder & Relationship Management

Establish and maintain strong relationships with landowners, agents, property consultants, government-related parties, consultants, and other industry stakeholders.

Coordinate meetings, site visits, negotiations, and discussions with relevant parties.

Follow up consistently on potential land deals and ensure opportunities progress within the agreed timeline.

Represent the company professionally when engaging with external parties.

Conduct research on property market trends, land values, transaction activities, upcoming developments, and development hotspots.

Identify emerging locations and areas with potential for future property development.

Track competitor developments and market activities to support land acquisition strategies.

Provide regular updates and insights to Management on potential development opportunities

6. Deal & Documentation Support

Assist in preparing land acquisition proposals, investment papers, business cases, and Management presentations.

Support the negotiation process by providing relevant market and commercial information.

Coordinate with Legal, Finance, Project Development, and other relevant departments throughout the land acquisition process.

Maintain proper records and documentation for all land opportunities and negotiations.

Provide regular updates on the status of potential land deals.

Ensure follow-ups and required actions are completed within the agreed timeline.

Support Management in expanding and strengthening the company's land bank.

What We’re Looking For

Diploma/Degree in Property Development, Real Estate, Business Administration, Finance, Quantity Surveying, Town Planning, or a related field.

2–5 years of experience in property development, land acquisition, business development, real estate, or a related field.

Candidates with experience in land sourcing, land acquisition, property feasibility, or dealing with landowners/agents will have an added advantage.

Strong understanding of property market trends and basic land development considerations.

Good negotiation, communication, networking, and relationship-building skills.

Strong analytical and commercial thinking with the ability to assess business opportunities.

Proactive, resourceful, and comfortable working independently to source new opportunities.

Willingness to travel for site visits, meetings, and land inspections.

Possess a valid driving licence and own transportation.
