We areseeking an experienced and motivated Quantity Surveyor to join our team in Bukit Jelutong, Shah Alam. As a in-house Quantity Surveyor, you will play a key role in managing project costs, quantity take-offs, budgeting, tender evaluation and commercial cost control across our property development projects.
Reporting directly to Management, you will help ensure projects are delivered on time, within budget and to the highest quality standards while identifying opportunities to improve cost efficiency and value.
About the Role
We areseeking an experienced and motivated Quantity Surveyor to join our team in Bukit Jelutong, Shah Alam. As a in-house Quantity Surveyor, you will play a key role in managing project costs, quantity take-offs, budgeting, tender evaluation and commercial cost control across our property development projects.
Reporting directly to Management, you will help ensure projects are delivered on time, within budget and to the highest quality standards while identifying opportunities to improve cost efficiency and value.
Key Responsibilities
- Provide regular reports to Management on project expenditure, work progress, schedules, commercial matters and potential project risks.
- Develop project budgets, cost estimates, cash flow forecasts and financial inputs for project feasibility assessments.
- Perform detailed quantity take-offs and measurements from construction drawings and specifications, prepare accurate cost estimates, and review Bills of Quantities (BQ) and cost plans to support budgeting, procurement and effective commercial cost control.
- Assist in tender management by analysing bids, evaluating pricing proposals and recommending suitable contractors for appointment.
- Carry out site inspections and joint measurements to verify construction progress and ensure payment claims accurately reflect completed works.
- Monitor project costs throughout the project lifecycle, identifying cost overruns, delays and contractual issues at an early stage.
- Evaluate drawings and technical specifications to identify value-engineering opportunities and cost-saving measures, working closely with consultants and project teams to recommend practical alternatives.
- Keep abreast of current construction market trends, including material costs, labour rates, contractor pricing and industry developments.
- Prepare Letters of Award, tender evaluation reports, recommendation papers and tender committee meeting minutes for Management's review and approval.
Requirements
- Degree or Diploma in Quantity Surveying or a related discipline.
- Minimum of five (5) years of relevant experience within the construction or property development industry.
- Previous experience with a property developer, quantity surveying consultancy or main contractor is required, with developer-side exposure considered an added advantage.
- Well-versed in both pre-contract and post-contract quantity surveying functions, including tender administration, contract claims, variation orders and final account settlements.
- Sound understanding of construction costing, building materials, construction methodologies and prevailing market rates.
- Capable of interpreting architectural and engineering drawings, technical specifications, Bills of Quantities and project schedules.
- Strong analytical and commercial acumen with the ability to work independently while maintaining a high level of accuracy and attention to detail.
- Willing to conduct regular site visits and provide timely reports and recommendations to Management.
