Job summary

Shang Height Realty Sdn Bhd is seeking a Quantity Surveyor to support feasibility studies and project planning with cost references, tender analyses and commercial risk reviews. You will review drawings, prepare valuations and coordinate tender interviews with consultants and contractors, negotiating terms and managing awards.

The role requires 2–4 years of QS or cost control experience, a relevant diploma/degree, and the ability to attend site meetings and work flexibly to meet deadlines.

Qualifications

• Diploma or Degree in Quantity Surveying, Building, Construction Management or related discipline.
• 2–4 years of QS, contract administration or construction cost control experience.
• Willing to work flexible hours to meet tender, claim, payment or site deadlines.
• Positive attitude with strong work ethic and willingness to learn.
• Able to attend site meetings, tender interviews and contractor discussions.
• Maintain confidentiality and professional conduct in commercial matters.

Responsibilities

• Provide cost references, preliminary quotations and costing support for feasibility studies and project planning.
• Review specifications, tender drawings, documents, scope of work and commercial risks.
• Prepare tender valuations, cost comparisons and tender analysis.
• Coordinate and participate in tender interviews with consultants and contractors, including preparing tender questionnaires.
• Negotiate pricing and contractual terms with contractors and manage the award process.
• Review consultants’ draft Letters of Award and issue relevant instructions and award documentation.
• Verify site measurements and completed works against drawings, specifications, BOQ and contract requirements.
• Review contractors’ progress claims, prepare interim payment certificates and maintain monthly claim records.
• Evaluate and prepare cost estimates and comparisons for variation orders, back charges and other commercial matters.
• Coordinate with project teams and site personnel to verify quantities and assess variations against tender and construction drawings.
• Conduct site walk-throughs and support the project team in achieving smooth CCC completion.
• Conduct final measurements, prepare final account assessments and compile warranty documentation after CCC.
• Work closely with the Project Team on defects, back charges and retention matters, including retention set-off and release.
• Maintain accurate contract files, cost records, awarded trade summaries and project correspondence.
• Liaise with consultants, contractors, project, finance and accounts teams on contract and commercial matters.

Job Requirements:

• Must maintain confidentiality and professional conduct in all commercial matters.
