Responsible for the overall management, leasing, maintenance, and tenant relations of the company's property portfolio, including factories and commercial shop lots rented to small businesses. The Property Manager will ensure high occupancy rates, timely rental collection, proper maintenance of properties, and compliance with relevant regulations.
Property Management
- Oversee the day-to-day management of factories and commercial shoplots.
- Conduct regular property inspections to ensure properties are well-maintained.
- Coordinate repair, maintenance, and renovation works.
- Monitor property conditions and recommend improvements when necessary.
- Ensure compliance with safety, environmental, and local authority requirements.
- Serve as the primary point of contact for tenants.
- Handle tenant enquiries, complaints, and requests professionally and promptly.
- Build and maintain positive relationships with tenants.
- Manage tenant handover and move-out processes.
- Administer lease renewals and tenancy matters.
Leasing & Occupancy
- Market vacant units and source prospective tenants.
- Conduct property viewings and site inspections.
- Evaluate prospective tenants and make recommendations.
- Negotiate tenancy terms and rental rates.
- Maintain high occupancy levels across the portfolio.
- Monitor monthly rental collections and ensure timely payment.
- Follow up on overdue rentals and outstanding charges.
- Prepare monthly rental and occupancy reports.
- Assist in budget preparation and expenditure monitoring.
- Ensure proper documentation of deposits and tenancy-related payments.
- Source, evaluate, and appoint contractors and service providers.
- Obtain and compare quotations.
- Monitor work progress and quality.
- Verify completion of works before payment processing.
Compliance & Documentation
- Maintain tenancy agreements and property records.
- Ensure compliance with lease terms and regulatory requirements.
- Monitor insurance coverage and renewals.
- Prepare reports for management review.
REQUIREMENTS
- Diploma or Bachelor’s Degree in Property Management, Real Estate Management, Building Management, or a related field.
- Minimum 3–5 years of relevant working experience.
- Experience managing commercial and industrial properties is preferred.
- Experience in handling tenancy agreements, rental collections, and property maintenance matters.
- Possess own transportation and be willing to travel between properties.
- Able to conduct routine site inspections.
- Familiarity with landlord-tenant practices and tenancy agreements.
