Job summary

Bellworth Developments Sdn Bhd (LGB Group) invites an experienced Leasing Manager to lead mall leasing operations in Malaysia. You will oversee tenancy management, negotiate leases, and develop attractive rental packages to optimise occupancy and tenant mix.

The ideal candidate has a degree in Property Management and at least 8 years of mall leasing experience, with strong communication and negotiation skills to drive business objectives.

Qualifications

• Degree in Property Management or related discipline.
• At least 8 years of mall/commercial leasing experience.

• Good understanding of lease contracts and documentation.

Responsibilities

• Responsible for all aspects of tenancy & leasing management.
• Formulate and implement leasing strategy analysis for rental rate, occupancy rate and tenancy mix.
• Manage leasing activities including attracting tenants, vetting clients, rental negotiations and package development.
• Develop leasing plans to identify new clients and negotiate with prospective tenants.
• Lease vacant space according to plans and timelines.
• Monitor tenant mix to align with business strategy and market demand.
• Perform market research on current and upcoming market conditions and rates.
• Monitor and finalize renewals of existing tenants.
• Attend leasing enquiries and provide optimal service.
• Conduct site visits/viewings with potential tenants.
• Maintain good relationships with tenants and prospects.
• Collaborate with departments on agreements, credit control, fit-out, operations and tenancy matters.
• Prepare documentation for leasing, renewals, moving in/out and renovations.

Responsibilities:

• Responsible for all aspects of tenancy & leasing management.
• Formulate & implement leasing strategy analysis for rental rate, occupancy rate & tenancy mix.
• Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages.
• Develop leasing plans to identify new clients and negotiate with prospective tenants.
• Lease vacant unit/ space according to leasing plan / schedule in accordance with the relevant time frames set out.
• Ensure proper tenant mix in the mall in line with business strategy and market demand and continually monitor tenant mix in order to achieve desired company business objectives.
• Perform market research pertaining to the current and upcoming market conditions, rental rates, improvements and recommendations for the mall.
• Monitor and finalize renewals of existing tenants in accordance with company procedure.
• Attend to leasing enquiries, tenants’ needs and complaints, and provide optimal level of service.
• Conduct site visits/viewing with potential tenants.
• Establish and maintain good relationship with tenants and prospective tenants.
• Work closely with relevant departments on agreements, credit control, fit-out, operations, and other tenancy-related matters to support retail asset performance.
• Implement all the necessary documentation required in the fulfilment of activities such as leasing, renewals, moving in, moving out and renovation, etc.
• Perform any other ad-hoc duties as assigned.

Requirements:

• Degree in Property Management, or related disciplines.
• Minimum 8 years of relevant experience in leasing and tenancy matters for malls/ commercial buildings.
• Knowledge of managing leasing contracts and negotiation.
• Good understanding of lease contracts, documentation, clauses and interpretation.
• Good communication skills.
• Excellent interpersonal skills & negotiation skills.
