Adnex Interior Solution Sdn Bhd is seeking a seasoned Project Manager to lead end-to-end interior fit-out projects in Malaysia. You will ensure timely delivery, quality craftsmanship, and adherence to budget across retail, commercial, and hospitality schemes.
The role requires extensive coordination with design consultants, engineers, and clients, plus strong leadership to mentor project teams and manage procurement, contracts, and site execution from kickoff to handover.
You will lead the end‑to‑end execution of commercial, retail or hospitality interior fit‑out projects. This role ensures all projects are delivered on time, within budget, and to premium craftsmanship standards.
Develop comprehensive project execution plans, including scope, schedule, cost, quality, and resource allocation.
Review client requirements, design intent, and contract documents to establish deliverables.
Lead kick‑off meetings with clients, consultants, subcontractors, and internal teams.
Liaise with design consultants, architects, and engineers to ensure drawings meet project specifications and client expectations.
Review shop drawings, material submissions, and mock‑ups for compliance with design intent and standards.
Coordinate design changes and resolve technical issues during project execution.
Prepare and monitor project budgets, forecasts, and cost control measures.
Verify and approve variation orders, claims, and subcontractor payments.
Ensure all works remain within the approved financial parameters.
Oversea and presentation of tendering, procurement, and negotiation with subcontractors and suppliers.
Ensure timely delivery of materials, furniture, and equipment to meet project milestones.
Manage contract obligations, compliance, and risk mitigation.
Lead and supervise site activities to ensure progress aligns with the project program.
Monitor health, safety, and environmental (HSE) compliance on site.
Ensure workmanship quality, adherence to specifications, and timely completion.
Resolve site conflicts and technical/operational issues promptly.
Act as the main point of contact between client, consultants, and internal teams.
Provide regular project updates, progress reports, and presentations to stakeholders.
Manage client expectations and ensure satisfaction with project delivery.
Supervise, mentor, and support project managers, engineers, and coordinators.
Delegate responsibilities effectively while maintaining accountability.
Foster a collaborative and performance‑driven project culture.
Develop and manage master project schedules, ensuring all milestones are achieved.
Track critical paths, identify delays, and implement recovery plans.
Ensure handover deadlines are met without compromising quality.
Establish and enforce quality control processes throughout the project lifecycle.
Coordinate testing, commissioning, and final inspections.
Manage project handover, closeout documentation, and defect liability period (DLP) obligations.
Maintain accurate project documentation, including contracts, reports, correspondence, and drawings.
Submit weekly/monthly progress reports to management and clients.
Conduct project review meetings and prepare final completion reports.
Degree or Diploma: Interior Architecture, Interior Design, Architecture, Civil Engineering, or Construction Management.
Project Certifications: PMP (Project Management Professional) or PRINCE2 credentials are a strong advantage.
Minimum 8 to 10 years of dedicated project management experience within the interior fit‑out or renovation sector.
Possession of a valid CIDB Green Card for authorized site visitation is required.
Proven track record delivering high‑end retail rollouts, commercial offices, or luxury hospitality venues.
Deep knowledge of interior construction details, woodwork assembly, and material performance.
Strong understanding of building regulations, landlord fit‑out guidelines, and local fire safety codes.
Highly proficient using software like AutoCAD, MS Project, and Microsoft Office Suite.
