Job summary

FJ Property Management (M) Sdn Bhd is seeking an Operations Manager to lead Building/Property Managers across multiple properties in Malaysia. You will oversee all property and facility management operations, ensuring high service standards and regulatory compliance.

The role requires a Diploma or Bachelor's in related fields and at least 5 years in property/facility management, with supervisory experience. Strong leadership and budgeting skills are essential for success in this position.

Qualifications

• Diploma or Bachelor's Degree in Property Management, Facilities Management, Business Administration, Operations Management, Engineering or a related field
• Minimum 5 years of relevant experience in property/facility management, preferably with 2–3 years in a supervisory/managerial role
• Strong knowledge of Malaysian property and facility management practices
• Good understanding of Strata Management Act 2013 (Act 757) and related regulations/by-laws
• Strong leadership, communication, negotiation and problem-solving skills

Responsibilities

• Lead, supervise and support Building/Property Managers across multiple managed properties
• Oversee overall Property & Facility Management operations to ensure efficient and consistent service delivery
• Conduct regular site inspections and audits to monitor operational standards, maintenance and service quality
• Oversee building maintenance, M&E, security, cleaning, landscaping, pest control, waste management and other facility services
• Monitor preventive and corrective maintenance and ensure timely resolution of operational and technical issues
• Manage contractors, suppliers and service providers, including contract, performance and SLA monitoring
• Monitor site budgets, operational expenses, cost control, service charge/sinking fund billing and collection performance
• Manage escalated matters involving JMBs, MCs, residents, clients, contractors and other stakeholders
• Ensure compliance with the Strata Management Act 2013 (Act 757), relevant regulations, safety requirements and applicable laws
• Monitor site manpower, staff performance, productivity and training requirements
