Job summary

Equalbase is seeking a team player to support the Business Development and Leasing Team in Kuala Lumpur, Malaysia. The role covers tenancy management, lease negotiations, reporting, and credit analysis of prospective tenants.

The candidate will liaise with Legal on tenancy agreements and drive the rollout of lease management software while maintaining landlord-tenant relationships and ensuring regulatory compliance.

Qualifications

• Degree in Real Estate Management or relevant field.
• Min. 2–5 years of commercial leasing experience.
• Excellent analytical, presentation, negotiation and communication skills.
• Good working knowledge of real estate practices and documentation is a plus.

Responsibilities

• Oversee tenancy matters for Tenants and manage lease issues.
• Site management and ensure compliance with authorities’ regulations.
• Formulate leasing strategies including market rental reviews.
• Handle lease negotiations for new leases and renewals.
• Prepare regular leasing reports for stakeholders.
• Perform credit analysis on new prospects for tenant onboarding.
• Develop and maintain strong Landlord-Tenant relationships.
• Responsible for rental collection and monitor tenant credit control.
• Assist Business Development with leasing/marketing proposals and LOI details.
• Coordinate with Legal Department on lease negotiations and tenancy agreements.
• Lead implementation of lease management software.
• Maintain tenancy schedules for properties.
• Handover/takeover of leased units.
• Perform other duties as assigned.

• Overall responsible for tenancy matters of Tenants and managing of lease issues with Tenants.
• Site Management and ensure compliance to authorities’ regulations.

• Prepare regular leasing reports to update respective stakeholders.

• Responsible for Rental Collection and monitor Credit Control of Tenants.
• Assist Business Development team, taking reference from leasing/marketing proposals and incorporating detail into LOI.
• Liaise with Legal Department with regards to lease negotiation and updating of draft tenancy agreement.
• Lead implementation of lease management software.
• Maintain the respective properties’ tenancy schedules.
• Handover/Takeover of leased units.
• Perform any other duties as assigned.

Required skills and experience:

• Degree in Real Estate Management or relevant course.
• Minimally 2 to 5 years of commercial leasing experience.
• Excellent analytical, presentation, negotiation and communication skills.
• Good working knowledge of real estate practices and documentation will be an added advantage
• Demonstrates a high level of integrity and ethical behaviour in all business dealings.
• Possess positive disposition and a good team player.
• Self-motivated and able to work under pressure with tight deadlines.
