Job summary

TARMAH GROUP@MESMAJU DEVELOPMENT SDN BHD is seeking a Project Manager to lead property development and construction projects from planning to handover in Johor, Batu Pahat. You will coordinate architects, engineers, QS, consultants, and contractors, ensuring schedules, costs and quality meet targets.

The role requires 8–10 years of relevant PM experience in Malaysia, strong leadership and communication skills, and proficiency in Excel and project reporting tools.

Qualifications

• Diploma or Bachelor's Degree in Civil Engineering, Construction Management, Building, Architecture or a related field.
• Minimum 8-10 years of relevant experience in property development or construction project management.
• Proven experience managing residential, commercial or mixed-development projects in Malaysia.
• Strong knowledge of construction methods, project scheduling, contractor coordination and cost control.
• Familiarity with Malaysian building approval procedures and relevant regulatory requirements.
• Ability to interpret architectural, structural and M&E drawings.
• Experience reviewing project budgets, progress claims, variation orders and construction schedules.
• Strong leadership, communication, negotiation and problem-solving skills.
• Proficient in Microsoft Excel and project reporting tools.
• Able to communicate effectively in English and Bahasa Malaysia; Mandarin is an advantage.
• Valid driving licence and willingness to travel to project sites.

Responsibilities

• Plan, manage and supervise property development and construction projects from planning to handover.
• Oversee earthworks, piling, structural works, architectural works, M&E installations and finishing works.
• Coordinate architects, engineers, QS, consultants, main contractors and subcontractors.
• Monitor schedules, progress, budgets, quality and deadlines.
• Coordinate approvals and submissions with authorities including councils, TNB, water authorities and BOMBA.
• Review drawings, BOQ, tender documents and project cost estimates.
• Monitor contractors’ progress claims, variation orders and cash flow forecasts.
• Conduct site inspections and ensure compliance with drawings, specs and safety.
• Identify delays, defects, overruns and risks; propose corrective actions.
• Prepare weekly and monthly progress reports for MD and Board.
• Coordinate completion, testing, CCC requirements, defect rectification and handover.
