Zohorecruit is seeking a Senior Project Manager to lead planning, development, and delivery of township, mixed development, and high-rise residential projects in Johor Bahru, Malaysia. You will coordinate with consultants, contractors, and authorities, drive value engineering, manage budgets and timeliness, and mentor a team of PMs and site staff.

Qualifications

Degree in Civil Engineering, Construction Management, Architecture, Quantity Surveying, or a related discipline.
Minimum 12–15 years of experience in property development and project management.
Proven track record in managing township, mixed development, commercial, and/or high-rise residential projects.
Strong exposure to the full project lifecycle, including planning, authority approvals, construction, VP, and defect management.
Experience in consultant, contractor, and stakeholder management.
Strong leadership, communication, and decision-making capabilities.
Familiarity with local authority approval processes and regulatory requirements.
Experience in Johor property development projects will be an added advantage.
Knowledge of QESH management systems, HIRARC, ESH legal requirements, and EHS practices is an added advantage.

Responsabilités

Lead project planning, design development, and value engineering to optimize cost, quality, and marketability.
Coordinate with internal stakeholders, consultants, and authorities to secure timely approvals.
Review project feasibility studies, development strategies, and implementation plans.
Monitor budgets, development costs, and cash flow projections throughout the lifecycle.
Oversee all phases of project implementation, from pre-construction through completion, handover, and defect liability.
Lead consultants, contractors, and project teams to meet timelines, budgets, and quality.
Monitor construction progress, identify risks, and implement mitigation plans.
Resolve technical, contractual, and operational issues during execution.
Ensure compliance with drawings, specifications, statutory requirements, and contracts.
Manage the CCC, VP handover, and defect liability processes.
Chair project meetings and update management on milestones and risks.
Evaluate contractor performance and recommend improvements as needed.
Support tender evaluations, contract negotiations, and appointments.
Drive value engineering and cost optimization without compromising quality.
Establish and maintain project quality standards.
Identify risks and implement mitigation strategies.
Lead, mentor, and develop project teams.
Promote a high-performance culture and continuous improvement.
