General Manager – Sales Property Development
This is a senior management role responsible for driving the overall sales performance of the Company's property development projects, providing strategic direction to the existing sales leadership team and introducing fresh ideas, new sales strategies and additional sales channels to accelerate sales.
We particularly welcome candidates with a strong background in the property agency industry who are able to bring an agency-driven, market-oriented and highly results-focused approach into a property developer environment.
Key Responsibilities
- Provide overall leadership and strategic direction for the Company's property sales function, including oversight and guidance of the existing sales leadership and sales teams.
- Develop and implement effective sales strategies and action plans to achieve project sales targets and improve overall project take-up rates.
- Review the Company's existing sales approach and identify areas for improvement in lead generation, conversion, closing and sales productivity.
- Introduce fresh and innovative sales ideas, promotional concepts and sales initiatives based on market trends, buyer behaviour and competitor activities.
- Develop strategies to accelerate sales of available units and improve the conversion of existing leads and prospects.
- Expand and strengthen external sales channels through property agencies, real estate negotiators, referral partners, corporate networks and other strategic channels.
- Establish and maintain strong relationships with key property agencies and industry partners to generate additional sales opportunities.
- Lead, guide, motivate and challenge the existing sales leadership team and sales personnel to achieve individual and overall project targets.
- Establish and monitor appropriate sales targets, KPIs, pipelines and conversion ratios and take corrective action where performance falls below expectations.
- Review the effectiveness of existing sales processes and recommend improvements to strengthen follow-up, conversion and closing.
- Work closely with the Marketing team to formulate and execute sales campaigns, promotional packages, events, roadshows, digital campaigns and other lead-generation activities.
- Analyse market conditions, competitor projects, pricing, promotional packages and buyer feedback and provide recommendations to Management.
- Recommend appropriate sales packages, incentives, campaigns and pricing strategies to improve project competitiveness and sales performance.
- Personally participate in major negotiations and support the team in key or difficult sales closings where required.
- Provide coaching and strategic guidance to sales leaders and team members to strengthen the overall effectiveness of the sales organisation.
- Review and improve the performance of internal and external sales channels and recommend appropriate allocation of resources and incentives.
- Prepare and present regular sales forecasts, performance reports, pipeline analysis, market intelligence and strategic recommendations to Senior Management.
- Work closely with relevant internal departments to address issues affecting sales conversion, including financing, documentation, SPA execution and post-sales matters.
- Support the recruitment and development of high-performing sales personnel where required.
- Undertake other sales-related strategic initiatives as assigned by Senior Management.
Requirements
- Diploma/Degree in Business, Marketing, Real Estate, Property Management or a related field.
- Minimum 8–10 years of relevant experience in property sales, with substantial experience in a leadership or management role.
- Proven track record in driving property sales and leading sales teams to achieve challenging targets.
- Strong property agency background is highly preferred, particularly candidates with experience in new project sales.
- Candidates with experience in both property agency and property development will have an added advantage.
- Strong network within the property agency and real estate industry would be highly advantageous.
- Good understanding of the Malaysian property market, buyer behaviour, agency channels, project launches and property sales processes.
- Demonstrated ability to develop and implement new sales strategies and initiatives, rather than merely managing existing processes.
- Strong leadership and people-management skills, with the ability to lead experienced sales personnel and sales leaders.
- Strong commercial awareness and ability to analyse sales data, market conditions and competitor activities.
- Excellent negotiation, presentation, communication and closing skills.
- Highly target-driven, proactive, resourceful and hands-on.
- Able to work in a fast-paced and performance-oriented environment.
