Job summary

NationGate Solution (M) Sdn. Bhd. in Penang seeks an experienced Facilities Manager to supervise maintenance of buildings, utilities, and equipment, ensuring smooth daily operations.

You will plan preventive and corrective activities, manage budgets, review maintenance records, and lead technicians and contractors to meet safety and regulatory standards.

This role requires strong leadership, planning and hands-on problem solving, with familiarity of CMMS and Malaysian statutory requirements.

Qualifications

• Diploma or Bachelor's degree in Mechanical Engineering, Electrical Engineering, Facilities Management, Building Services, or a related field.
• Minimum 7-10 years of working experience in facilities management, building maintenance, or plant engineering, preferably in a manufacturing environment.
• Good knowledge of Mechanical & Electrical (M&E) systems, Civil & Structural (C&S) maintenance, and building facilities.
• Qualified Chargeman / BO 11kV certificate holder with relevant experience in facilities and electrical system management will be an added advantage.
• Strong understanding of preventive and corrective maintenance practices.
• Familiarity with Malaysian statutory and regulatory requirements related to facilities management.
• Strong analytical, troubleshooting, and problem-solving skills.
• Good planning, organizational, and time management skills.
• Good communication, interpersonal, and leadership skills.
• Ability to manage contractors, vendors, and multiple maintenance activities effectively.
• Proficient in Microsoft Office applications; experience with CMMS or maintenance management systems is an added advantage.

Responsibilities

• Supervise and lead all facilities maintenance operations to ensure smooth and efficient daily operations.
• Plan, coordinate, and oversee preventive and corrective maintenance activities for buildings, utilities, machinery, and equipment.
• Develop, implement, and improve facilities maintenance procedures and work instructions.
• Monitor and control the Facilities Department budget and maintenance expenses.
• Assign maintenance work schedules and review repair cost estimates.
• Ensure all preventive maintenance tasks and maintenance checklists are completed accurately and on schedule.
• Review and approve facility request forms, machine maintenance records, and maintenance checklists.
• Prepare and maintain maintenance reports, logs, and related documentation.
• Manage inventory of maintenance materials, spare parts, and equipment, and coordinate procurement activities including PR, PO, Property Pass, and other related documents.
• Liaise with government agencies, local authorities, Energy Commission, and other regulatory bodies on facilities-related matters.
• Supervise and evaluate the performance of technicians, contractors, and service providers to ensure quality and timely completion of work.
• Assign responsibilities and provide guidance to subordinates.
• Review and approve overtime and leave applications for the Facilities team.
• Support facility improvement projects and ensure compliance with company policies, safety standards, and statutory requirements.
• Perform any other duties as assigned by Management."
