Job summary

Paradigm Mall JB in Johor Bahru is seeking a proactive Leasing Executive to join our Leasing team. You will source and secure tenants, manage lease renewals, and nurture strong tenant relationships to maximize occupancy and rental income.

You will coordinate with internal departments, monitor tenant performance, prepare leasing proposals, and assist with tenancy administration, including Letters of Offer and tenancy agreements, while delivering excellent service to existing and prospective

Qualifications

• Diploma in Business Administration or related field.
• Fluent in Bahasa Malaysia and English; Mandarin is an added advantage.
• 2–3 years of relevant experience in leasing or retail property.
• Excellent communication and documentation skills.
• Experience in shopping mall/retail/property development is a plus.

Responsibilities

We are seeking a proactive and results-driven Leasing Executive to join our Leasing team at Paradigm Mall JB. This role is responsible for sourcing and securing tenants, managing lease renewals, maintaining strong tenant relationships, and supporting leasing strategies to maximize occupancy and rental income. The successful candidate will also coordinate with internal departments, monitor tenant performance, and ensure smooth leasing operations while delivering excellent service to both existing and prospective tenants.

Job Descriptions:

• To keep track of existing agreement and to renew or replace the retail lots and kiosks.
• Conduct regular tenants search for the compilation of potential tenant database.
• To conduct market research on current shopping center trend in the market and always keep abreast with the latest retail development and shopping center trend.
• To support the Leasing Manager in achieving the KPI i.e. occupancy rate, rental income.
• To prepare Leasing proposals, getting Lease approval for new leases and termination approval and ensure it is according to approved Budget Rental and procedures.
• Ensure all Leasing processes are handled in professional manner, from sourcing prospect tenants, attending to leasing enquiry, conducting viewing of retail spaces to negotiation of best tenancy terms and rates.
• Provide support to Administration team to ensure all tenancy administrative function such as preparation of Letter of Offer, Tenancy Agreement, monitoring rental collection and tenant affairs are being handled and attended whenever necessary.
• Respond to tenants’ grievances or enquiries and to improve tenant relationship and build network with potential tenants.
• To monitor tenants sales performance and to provide recommendations when necessary.
• To assist Finance department in communicating with tenants on all rentals and outstanding payment, if necessary.
• To work closely with Fit-Out Department in handover and handing back of retail lots.
• To assist in briefing of renovation procedures to the tenants if needed.
• To assist management in organizing tenants meeting from time to time.
• To take up the role of duty manager during weekend and public holiday.
• To take up additional assignments given by the Management from time to time.

Job Requirements:

• Minimum Diploma in Business Administration or a related field.
• Able to communicate effectively in Bahasa Malaysia and English.
• Ability to communicate in Mandarin will be an added advantage.
• Minimum 2–3 years of relevant working experience in a similar role.
• Good interpersonal, communication, and documentation skills.
• Experience working in a shopping mall, retail, or property development environment will be an added advantage.
• Proficient in Microsoft Office applications, including Excel, Word, and PowerPoint.
