Job summary

Modular Scale Sdn Bhd is seeking an experienced Contract Manager (Quantity Surveyor) to lead commercial and contractual aspects of Interior Design & Fit-Out projects in Malaysia. You will manage tendering, costing, budgets, VO, final accounts, and subcontractor negotiations while collaborating with Project, Design and Procurement teams.

Minimum 5 years ID/Fit-Out QS experience; Diploma/Degree in QS or Construction Management.

Qualifications

• Diploma/Degree in Quantity Surveying, Construction Management or a related field.
• Minimum 5 years of relevant QS/Contract experience, with hands-on experience in Interior Design & Fit-Out projects.
• Experience in commercial, residential, hospitality or large-scale ID & Fit-Out projects advantageous.
• Strong knowledge of ID costing, interior finishes, materials and fit-out trades.
• Good understanding of tendering, contract administration, VO, progress claims and final accounts.
• Strong commercial awareness with good cost control and negotiation skills.
• Resourceful in sourcing and managing subcontractors and suppliers.
• Strong leadership, communication and problem-solving skills.

Responsibilities

• Lead tendering, costing and contract administration for Interior Design & Fit‑Out projects.
• Prepare and review tender documents, cost estimates, budgets and quotations.
• Manage project costs and monitor budgets from pre-contract through final account.
• Prepare and manage progress claims, variation orders (VO), payment certificates and final accounts.
• Source, evaluate and negotiate with subcontractors and suppliers for various ID & Fit-Out trades.
• Prepare and issue Letters of Award/Appointment to subcontractors and suppliers.
• Review drawings, specifications and project requirements for accurate costing and contract administration.
• Attend tender interviews, site meetings and conduct site valuations when required.
• Work closely with the Project, Design and Procurement teams to manage project costs and contractual matters.
• Monitor subcontractor and supplier performance, pricing and contractual obligations.
• Maintain proper contract documentation and ensure timely submission of all commercial documents.
• Lead, guide and develop the Contract/QS team.

We are looking for an experienced Contract Manager with a strong background in Interior Design (ID) & Fit-Out projects to lead the commercial and contractual aspects of our projects.

The ideal candidate should have hands‑on experience in costing, tendering, contract administration and cost control for ID & Fit‑Out works, with a good understanding of interior finishes, materials, work trades and project requirements.

What You’ll Do

What We’re Looking For

Diploma/Degree in Quantity Surveying, Construction Management or a related field.

Candidates with experience in commercial, residential, hospitality or large‑scale ID & Fit‑Out projects will have an added advantage.

Strong knowledge of ID costing, interior finishes, materials and fit‑out trades.

Good understanding of tendering, contract administration, VO, progress claims and final accounts.

Strong commercial awareness with good cost control and negotiation skills.

Resourceful in sourcing and managing subcontractors and suppliers.

Proficient in MS Excel and relevant project/contract management tools.
