Job summary

PLM Interiors Sdn Bhd in Ampang, Selangor is seeking an experienced Commercial Manager to lead the commercial aspects of MEP projects within the contracts management team. This role focuses on project profitability, budgeting, and negotiations with clients, suppliers, and subcontractors while ensuring contractual compliance throughout the lifecycle.

Qualifications

• Minimum 5 years of experience in commercial management within the construction industry, preferably in MEP or related trades.
• Diploma/Degree in Quantity Surveying/ Mechanical & Electrical Engineering or equivalent.
• Strong knowledge of construction contracts, contract management, and commercial law principles.
• Proven experience in budgeting, cost control, and financial management of construction projects.
• Excellent negotiation skills with the ability to manage multiple stakeholders effectively.

Responsibilities

• Manage project budgets, cost estimates, and financial forecasting for MEP contracts from inception to completion.
• Negotiate and manage contracts with clients, suppliers, and subcontractors to ensure favourable terms and conditions.
• Monitor project costs and expenditure, identifying and managing variations and change orders to minimise financial impact.
• Prepare commercial proposals, tender documentation, and pricing strategies for new MEP projects.
• Liaise between project teams, clients, and finance departments to ensure commercial objectives are met.
• Analyse project performance metrics and prepare regular commercial reports for senior management.
• Manage claims, disputes, and contractual issues with a focus on cost recovery and relationship preservation.
• Ensure compliance with contractual obligations and relevant regulations throughout the project lifecycle.
• Support project managers in commercial decision-making and risk mitigation strategies.

About the role

We are seeking an experienced Commercial Manager to join PLM Interiors Sdn Bhd on a full-time basis in Ampang, Selangor. This is a strategic position within our contracts management team, responsible for overseeing the commercial aspects of Mechanical, Electrical, and Plumbing (MEP) projects. You will play a crucial role in ensuring project profitability, managing budgets, negotiating with suppliers and subcontractors, and maintaining strong client relationships. This position is integral to the success of our MEP division and will directly impact the company's commercial performance and growth trajectory.

Key responsibilities

What we’re looking for

• Minimum 5 years of experience in commercial management within the construction industry, preferably in MEP or related trades

• Proven experience in budgeting, cost control, and financial management of construction projects
• Excellent negotiation skills with the ability to manage multiple stakeholders effectively
• Proficiency in quantity surveying principles and cost estimation techniques
• Advanced proficiency in Microsoft Excel and familiarity with construction project management softwarei>
• Strong analytical and problem-solving abilities with attention to detail
• Professional qualifications such as RICS (Royal Institution of Chartered Surveyors), CIDB (Construction Industry Development Board), or equivalent are highly desirable
• Excellent written and verbal communication skills in English & Bahasa Melayu
• Ability to work independently and as part of a collaborative team in a fast-paced environment
