Job summary

Measurement & Verification Sdn Bhd. is seeking a key management leader to establish a new ACMV and BMS Maintenance Service Division.

You will build the division from the ground up, oversee technical service operations, and drive growth with a strong focus on profitability and client satisfaction. Responsibilities include leading maintenance teams, managing contracts, developing service procedures, and pursuing new business opportunities with building owners, facility managers, and consultants.

Qualifications

• Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services, HVAC/ACMV or related field.
• Minimum 5–10 years of relevant experience in ACMV/HVAC, BMS, building services, facilities management or maintenance.
• Experience in managing maintenance teams and service operations.
• Strong commercial awareness and willingness to travel; valid driving license.

Responsibilities

• Establish and lead the company's BMS & ACMV service and maintenance division.
• Manage preventive and corrective maintenance, ensuring quality, safety, timely response and customer satisfaction.
• Lead and manage technicians, subcontractors and service personnel, including manpower and resource planning.
• Provide technical leadership in BMS, HVAC/ACMV and related equipment, including troubleshooting and corrective recommendations.
• Develop and implement service procedures, SOPs, maintenance schedules, checklists and reporting systems.
• Manage service contracts, work orders, quotations, service reports and customer documentation.
• Drive business development and customer acquisition by identifying new opportunities and building relationships with building owners, facility managers, consultants and contractors.
• Prepare and present maintenance proposals, quotations and service pricing & packages, and follow up to secure contracts and renewals.
• Develop the department's business plan, budget, revenue and profitability targets, and monitor overall performance.
• Build the service business from the ground up into a sustainable recurring revenue operation.
• Travel for customer visits and site inspections.

Job description

This is a key management position establishing a new ACMV and BMS Maintenance Service Division. About you

Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services, HVAC/ACMV or related field.

Minimum 5–10 years of relevant experience in ACMV/HVAC, BMS, building services, facilities management or maintenance.

Experience in managing maintenance teams and service operations.

Strong technical knowledge of ACMV/HVAC systems.

Good understanding of BMS and building automation systems.

Experience in preparing quotations, maintenance proposals and service contracts.

Strong customer relationship and business development skills.

Good communication, negotiation and presentation skills.

Able to work independently and take ownership of a new business division.

Strong commercial awareness and ability to manage service profitability.

Possess a valid driving license and willing to travel for customer visits and site inspections.
