Job summary

KFC Malaysia is seeking an Assistant Manager, Real Estate Planning to drive site acquisition and store relocations across Malaysia. You will assess opportunities, negotiate leases, and partner with Operations, Legal and Finance to turn promising sites into successful restaurants.

In this role you will lead market mapping, feasibility studies, and ROI analyses while managing multiple projects in a fast-paced environment. Travel to sites will be required as part of expansion planning.

Qualifications

• Bachelor's Degree in Property Management, Real Estate, Business Administration, Town Planning, Marketing or related discipline.
• 3–5 years of relevant experience in Site Acquisition, Real Estate, Property Development, Retail Expansion or Store Development.
• Experience in F&B, Retail, Franchise or Commercial Property is advantageous.
• Strong knowledge of site selection, property development, lease management and market analysis.
• Proven lease negotiation and stakeholder management experience.
• Willing to travel extensively and work beyond normal hours.

Responsibilities

• Drive annual NSO and relocation targets.
• Lead market mapping, location intelligence, trade area analysis and feasibility studies.
• Identify and secure sites for inline and drive-thru restaurant formats.
• Develop a strong pipeline of prospective sites to support expansion.
• Lead lease negotiations with landlords, developers and property owners.
• Prepare site proposals, financial justifications and business cases for management approval.
• Conduct financial and ROI analysis to assess site viability and investment potential.
• Collaborate with Operations, Technical, Legal, Finance and other stakeholders.
• Oversee lease-related documentation (LOO, Tenancy Agreements, etc.).
• Build relationships with landlords, developers, agents, consultants and other industry stakeholders.
• Monitor project timelines and milestones for timely delivery of new stores and relocations.
• Track competitor expansion, market trends and locations to support strategy.
• Liaise with authorities to facilitate approvals and expansion initiatives.

Join KFC Malaysia and play a key role in shaping our restaurant expansion strategy by identifying and securing high-potential locations for new restaurants and relocations.

As Assistant Manager, Real Estate Planning, you will be responsible for driving site acquisition initiatives, evaluating commercial opportunities, negotiating lease terms, and working closely with cross-functional teams to turn promising locations into successful KFC restaurants.

• Drive the achievement of annual New Store Opening (NSO) and relocation targets in line with KFC's growth strategy.
• Lead market mapping, location intelligence, trade area analysis and feasibility studies to identify strategic expansion opportunities.
• Identify, evaluate and secure suitable sites for inline and drive-thru restaurant formats.
• Develop and maintain a strong pipeline of prospective sites to support KFC's long-term expansion.
• Lead lease negotiations with landlords, developers and property owners to secure commercially favorable terms.
• Prepare site proposals, financial justifications and business cases for management approval.
• Conduct financial and ROI analysis to assess site viability and investment potential.
• Collaborate with Operations, Technical, Legal, Finance and other stakeholders throughout the site acquisition and store development process.
• Oversee lease-related documentation, including Letters of Offer (LOO), Tenancy Agreements and related contractual matters.
• Build strong relationships with landlords, developers, property agents, consultants and other industry stakeholders.
• Monitor project timelines and milestones to ensure timely delivery of new stores and relocation projects.
• Track competitor expansion, market trends and emerging locations to support strategic decision-making.
• Liaise with local authorities, government agencies and relevant stakeholders to facilitate approvals and expansion initiatives.

What We're Looking For

• Bachelor's Degree in Property Management, Real Estate, Business Administration, Town Planning, Marketing or a related discipline.
• 3–5 years of relevant experience in Site Acquisition, Real Estate, Property Development, Retail Expansion or Store Development.
• Experience in F&B, Retail, Franchise or Commercial Property will be an advantage.
• Strong knowledge of site selection, property development, lease management and market analysis.
• Good understanding of tenancy agreements, property regulations and land-related matters.
• Proven experience in lease negotiation and stakeholder management.
• Strong commercial acumen with the ability to evaluate site viability, investment returns and business potential.
• Excellent communication, negotiation and relationship-building skills.
• Able to manage multiple projects independently in a fast-paced, target-driven environment.
• Proficient in Microsoft Excel, PowerPoint and presentation development.
• Willing to travel extensively and work beyond normal business hours when required.
