QSR Brands (M) Holdings Bhd is seeking a real estate and site acquisition specialist to drive KFC expansion in Malaysia. You will identify opportunities, evaluate markets, and secure prime locations for inline and drive-thru formats.

Responsible for identifying, evaluating, and securing strategic and profitable locations for KFC’s expansion, relocation, and development of inline and drive-thru restaurants. The role conducts market analysis, site feasibility studies, financial assessments, and lease negotiations, while collaborating with internal and external stakeholders to ensure the successful and timely execution of new store openings. This position supports sustainable business growth, enhances market presence, and delivers targeted investment returns.
Achieve KFC's annual new store opening (NSO) and relocation targets in line with the company's growth strategy.
Conduct market mapping, trade area analysis, and site feasibility studies to identify business opportunities.
Source, evaluate, and secure suitable locations for inline and drive-thru restaurant formats.
Develop and maintain a robust pipeline of potential sites to support future expansion plans.
Negotiate rental rates, lease terms, and commercial agreements with landlords and property owners.
Prepare site approval proposals, business cases, and supporting documentation for management review and approval.
Support financial analysis and site viability assessments to ensure optimal investment decisions.
Coordinate closely with Operations, Technical, Legal, Finance, and other relevant departments throughout the site development process.
Manage Letters of Offer (LOO), Tenancy Agreements, and related lease documentation in collaboration with landlords and the internal Legal team.
Liaise with landlords, developers, and consultants on layout planning, development requirements, and technical specifications.
Monitor, track, and report the progress of new store openings, relocations, and development projects to ensure timely execution.
Conduct competitor monitoring and analysis, including tracking competitors' new store openings, closures, and market activities.
Build and maintain strong working relationships with local authorities, government agencies, property agents, developers, landlords, and other key stakeholders to facilitate business expansion initiatives.
Job Requirement:
Bachelor's Degree in Property Management, Real Estate, Business Administration, Town Planning, Marketing, or a related discipline.
Minimum 3 to 5 years of relevant experience in Real Estate, Site Acquisition, Property Development, Retail Expansion, or Store Development.
Experience in the Food & Beverage (F&B), Retail, or Franchise industry is preferred.
Strong knowledge of property development processes, site selection methodologies, and location assessment.
Good understanding of land regulations, tenancy matters, and property-related legislation.
Familiarity with lease negotiations, Letters of Offer (LOO), Tenancy Agreements, and other legal documentation.
Ability to conduct market research, trade area analysis, and site feasibility assessments.
Strong negotiation, stakeholder management, communication, and interpersonal skills.
Demonstrated ability to work independently, manage multiple projects, and meet deadlines in a fast-paced environment.
Proactive, resourceful, and willing to travel extensively as required.
Proficient in Microsoft Office applications, particularly Excel and PowerPoint, with strong analytical and presentation skills.
Flexible and willing to work outside normal working hours, including weekends, as required.
