Job summary

SRQ is seeking a Senior Manager Asset Management to drive rental negotiations with landlords for renewals and to develop a strategic model for various asset types. You will prepare annual rental budgets and monthly progress reports, and lead contract management for renewals and new tenancy agreements.

The role requires 8–10 years in asset management, a strong legal background with 5+ years in contract management, and advanced negotiation skills.

Qualifications

• 8-10 years' experience in Asset Management with exposure to landlords of commercial properties.
• Strong legal background with at least 5 years' experience in contract management.
• Advanced negotiation skills and familiar with property rental market in Malaysia.
• Strong knowledge in valuation methodologies and tools for rental analysis.
• Bachelor's Degree required with a concentration in legal, business and/or real estate.
• Industry Accreditations preferred (CCIM, etc).

• Oversee landlords' complaints on maintenance and breaches of occupancy rules.

About the job Senior Manager Asset Management

• Drive rental negotiation with respective landlords for renewals by establishing market rental rate for the various leased commercial properties for both KFC and PH brands to meet trageted rental savings
• Development of rental negotiation strategy/model for the various asset types in line withe company's long-term goals.
• Preparation of yearly rental budget as well as monthly progress reports on achievement of key milestones
• Develop and lead the contract management process for both renewal and new tenancy agreemnts
• Manage asset team to execute all internal processes including instructions to finance on rental payment/accruals, rental analysis for approval of negotiated rental obtained as well as issuance of termination notice due to store closures
• Oversee complaints management on issues raised by Operators regarding maintenance of the leased assets which are under the scope of landlords' responsibilities.
• Lead team to manage landlord's complaints on breeches of the rules of occupancy as well as requests from the landlord

Job requirements:

• 8-10 years' experience working in Asset Management with exposure in dealing with various landlords for commercial properties
• Preferably with strong legal background with at least 5 years' experience in contract management
• Advance negotiation skills and familiar with property rental market in Malaysia
• Strong knowledge in valuation methodologies and tools for rental analysis
• Bachelor's Degree required with a concentration in legal, business and/or real estate
• Industry Accreditations preferred (CCIM, etc)
• Must be highly independent with minimal supervision required
