Job summary

The Food Purveyor Sdn Bhd (TFP) is seeking a Leasing Manager to develop and implement strategic plans for the Concessionaire & Leasing department in Malaysia. You will source right-range tenants, negotiate tenancy terms, and manage lease processes to maximize revenue across existing and new stores.

You will monitor tenant performance, coordinate fit-outs with project teams, and ensure compliance with policies, legal requirements, and timelines.

Qualifications

• Bachelor's Degree and experience in a fast-paced business environment, preferably in prominent shopping malls.
• At least 5 years of working experience in the related field.
• Up to date with consumer trends and market demands to reach appropriate tenants.
• Strong business networks within the industry.
• Excellent communication skills, both verbal and written.

Responsibilities

• Sourcing right range and tenants for store development.
• Lease out new sites or promotional spaces to enhance revenue.
• Negotiate deals and tenancy terms in the best interest of the company.
• Ensure offers, concept submissions, lease and tenancy executions, and deposits are completed on time.
• Verify issued lease documents before management signatures.
• Monitor tenant sales performance and report; identify revenue opportunities.
• Identify trends and opportunities to improve tenant positioning.
• Provide SOP briefing to new tenants on policies and practices.
• Ensure tenant activities comply with laws, policies, and standards.
• Resolve disputes between tenants and the company.
• Coordinate fit-out to meet space requirements and opening timelines.
• Monitor fit-out, renovations, and reinstatement for deposit refunds.
• Comply with internal audits and buying income initiatives.
• Conduct site inspections and analyze rental income and occupancy.

Job description

To develop and implement strategic plans for Concessionaire & Leasing department.

Main Responsibilities

Responsible in sourcing for right range right tenant to create valuable selection for all existing and new store development.

Responsible to lease out New Site or promotional space for enhance revenue.

To Negotiates deals and tenancy terms with tenant in the best interest of the company.

To ensure acceptance of offer letter, concept submission, lease and tenancy execution and deposit payment are complete within set timeframe.

To verify all issued LOO,BO, Supplement Letter ,NON Renewal ,Renewal ,Termination ,Memo before proceed for management signature.

To Monitor and track tenant sales performance, ensuring accurate reporting and identifying opportunities to optimize revenue.

To identify trends and areas for improvement of tenant positioning.

To Provide SOP briefing to New Tenant on company policies, procedures, and best practices.

To ensure all tenant activities comply with legal requirements, company policies, and regulatory standards.

Responsible to resolve serious disputes between tenant’s and the company.

To work closely with project of fit-out to ensure tenants’ space requirements are met and meeting company opening timeline.

To coordinate & compliance fit out guidelines , design ,drawing , layout within tenant and get approval from project before start any renovation.

To monitor on tenant renovation progress in order endure tenant open business on time.

To complete reinstatement ,handover & take over process to justify all the deposit refund.

To compliance TFP & GFM Auditor requirement.

To implement buying income to main Concessionaire to enhance better margin.

Undertake / participate in any ad hoc projects or other relevant duties as assigned from time to time.

Conduct regular site inspections to ensure compliance with lease agreements and operational standards.

Analyze rental income and occupancy rates.

Knowledge, Skills and Experience

Candidate must possess at least a Bachelor's Degree and have experienced in a fast-paced business environment preferably in prominent shopping malls.

At least 5 years of working experience in the related field is required for this position.

Up to date with the latest consumer trends and market demands to reach out appropriate tenants.

Possess good business network contact with the industry.

Able to multi-tasking with meeting multiple deadlines.

Excellent communication skills (both verbal and written), with clients, or customer-facing experience.

Good interpersonal and leadership abilities to lead a team.

Proficient in English & Bahasa Malaysia both spoken and written.
