Job summary

Raheja Universal (Pvt) Ltd. seeks an experienced Technical MEP Manager for a project at Madh Island, Mumbai. Lead technical operations, oversee Electrical, HVAC, Plumbing, Fire & ELV systems, and ensure statutory compliance and occupant satisfaction.

You will manage budgets, coordinate with developers, residents, consultants, and contractors, and push energy conservation and cost optimization across residential and commercial properties.

Qualifications

• BE/B.Tech in Electrical/Mechanical Engineering.
• 10-15 years of experience in Technical Facility Management.
• Experience in managing large residential, commercial, township, or mixed-use developments.

Responsibilities

• Manage day-to-day technical and MEP operations across residential and commercial properties.
• Oversee maintenance and operations of Electrical, HVAC, Plumbing, Fire Fighting, Fire Alarm, ELV, STP/WTP, DG Sets, Elevators and other building services.
• Ensure effective preventive and breakdown maintenance of all MEP systems and equipment.
• Monitor technical teams, service providers, AMCs, and contractors.
• Review equipment performance and ensure timely rectification of technical issues.
• Prepare and monitor maintenance budgets, CAPEX/OPEX, and technical operating costs.
• Support preparation and monitoring of CAM budgets and technical expenses.
• Ensure compliance with statutory requirements, safety standards, and maintenance schedules.
• Coordinate with developers, residents/occupants, consultants, and internal stakeholders.
• Manage technical audits, asset condition assessments, snagging, and handover/takeover activities.
• Drive energy conservation, cost optimization, and operational efficiency initiatives.
• Maintain technical MIS, asset records, maintenance reports, and compliance documentation.

Role Purpose:

This role will be responsible for managing the overall technical operations and maintenance of MEP systems across residential and commercial properties.
