Job summary

JLL in Kolkata, India seeks an experienced Manager to oversee Soft Services, including housekeeping, security, and horticulture, ensuring a clean, hygienic and safe building environment.

The role requires 5-8 years in janitorial operations, a management diploma, strong leadership, and proficiency in MS Office. You will supervise staff, plan work, coordinate with vendors, and ensure SOP compliance across all facilities.

Qualifications

• Will be qualified Management /diploma holder with experience of 5-8 years in the industry.
• Knowledge of janitorial operations, cleaning chemicals, equipment maintenance, and waste disposal.
• Ability to supervise staff, communicate clearly, and interpret instructions in writing and speaking.
• Familiarity with laws, rules, and procedures related to housekeeping.
• Adequate software exposure like MS Office and related tools.

Responsibilities

• Carry out all activities as per SOPs and oversee building upkeep in common areas.
• Manage vendor personnel and supervise staff for assigned units.
• Develop work plans, schedule, inspect and assign tasks to teams.
• Brief staff on duties, areas, and special instructions; de-brief at end of shift.
• Ensure surfaces are maintained properly to extend longevity and maintain discipline.

Objective

To Manage the Soft Services, horticulture, security and ensure Clean, Hygienic and safe environment in the building

Accountabilities

• Carry out all activities and functions as per SOPs
• Oversight and management of Building Upkeep Services Unit primarily of common areas of the building
• Management of vendor personnel for assigned units
• Manage training that includes assessing training needs of staff, and developing and coordinating programs to meet unit needs
• Develop Work Plans and implement the same
• Plans, schedules, inspect work, and assigns work to subordinate supervisors and/or teams
• May supervise shift workers and inspect for completion
• Applies knowledge of administration of program, resources, and staff
• Demonstrated ability to manage others and to communicate effectively
• Develops, interprets, and applies policies
• Reviews programs/ processes for effectiveness
• Brief all staff regarding their duties, designated areas and special instructions if any
• Prepare and implement various checklists, at the frequency instructed in the suggested formats
• De-brief all supervised staff at the end of each shift
• Monitor that the staff is cleaning in the required manner in order to ensure that the surfaces are maintained in the best possible way and to enhance their longevity
• Ensure discipline, proper attire and etiquette in the staff
• Ensure maximum efficiency in Housekeeping Services

Required Qualifications & Experience

• Will be qualified Management /diploma holder with experience of 5-8 years in the industry
• Working knowledge of the philosophy, objectives, methods and practices of Janitorial operations including cleaning chemicals & consumables usage, maintenance, repair of equipments and waste disposal methods, hygiene & sanitation standards & techniques pertinent to housekeeping including scheduling, training, identification of needs and maintenance of controls
• Ability to effectively supervise and coordinate the work of assigned areas of responsibility; to ensure the material, cost, work, and time reports; to communicate skillfully orally and in writing about the building/facility snags; to understand, carry out, and issue clear oral and written instructions; and to establish and maintain cooperative and effective relationships with those contacted in the course of work.
