Job summary

Shrachi Group seeks a Senior Manager QA/QC with a Civil Engineering background and 10–15 years of total experience, including 6–8 years in Real Estate. You will define and monitor QA/QC standards, implement quality management systems, and oversee material testing protocols across high-rise residential and commercial developments.

You will conduct site quality audits, ensure adherence to NBC, IS codes, and BIS, and drive zero-tolerance for defects.

Qualifications

• B.Tech / B.E. in Civil Engineering is mandatory.
• Total experience 10–15 years in civil construction/infrastructure.
• Real estate experience 6–8 years in high-rise residential/commercial development.
• IS Codes, concrete tech, waterproofing, finishing QA/QC, material testing

Responsibilities

• Define, implement, and monitor QA/QC standards, management frameworks, material testing protocols and structural checks across site locations.
• Conduct site quality audits (structural, finishing, MEP, safety) and publish CAPA reports.
• Inspect construction stages from foundation to facade, enforcing zero-tolerance on critical defects.
• Audit vendor facilities and ensure compliance with MTCs, batch reports and third-party test results.
• Leverage ERP software and QA apps to digitize checklists, snags and approvals; train site teams.

Job description

We are looking for a high-caliber Senior Manager QA/QC with a background in Civil Engineering (B.Tech / B.E.) and 10 to 15 years of total professional experience, including 6 to 8 years specifically in the Real Estate sector.

The candidate will be responsible for defining, implementing, and monitoring strict quality control standards, QA/QC management frameworks, material testing protocols, and structural execution checks across our high-rise residential and commercial development projects.

Key Responsibilities

1. Quality Assurance Systems & Governance

• Establish, roll out, and maintain standard QA/QC manuals, SOPs, check-sheets, and Quality Assurance Plans (QAPs) across all site locations.
• Implement ISO/BIS quality management systems and ensure strict adherence to national building codes (NBC), IS standards, and local regulatory norms.
• Conduct regular site quality audits (structural, finishing, MEP, and safety) and publish detailed audit reports with Corrective and Preventive Actions (CAPA).

2. Site Quality Control & Construction Execution

• Inspect all stages of construction execution: foundation, shuttering, reinforcement, concreting, masonry, plastering, waterproofing, tile work, and facade fitting.
• Implement zero-tolerance policies on critical construction defects such as structural cracks, honeycombing, seepage/leakage, and plumbing/electrical flaws.
• Review subcontractor method statements, technical submittals, and execution procedures before project kick-off.

3. Material Testing & Vendor Quality Management

• Establish and manage on-site material testing laboratories; oversee testing of incoming materials (cement, steel, ready-mix concrete, aggregates, bricks, tiles, waterproofing compounds).
• Audit vendor manufacturing units, RMC plants, and precast supplier facilities to verify source quality.
• Maintain complete documentation for material test certificates (MTCs), batch mix reports, and third-party laboratory test results.

4. De-snagging, Handover & Customer Delight

• Oversee pre-handover inspections (snagging and de-snagging) across finished units/towers prior to customer walkthroughs.
• Collaborate closely with Project Heads, Site Engineers, Customer Relationship Management (CRM), and handover teams to ensure seamless quality handovers.
• Drive root-cause analysis (RCA) on customer feedback or post-handover defects and integrate learnings into future project specifications.

5. Training, ERP & Continuous Improvement

• Conduct technical training programs for site engineers, supervisors, and contractor workers on quality standards and best construction practices.
• Leverage Real Estate ERP software (e.g., Farvision, SAP, Highrise) and digital QA mobile apps to digitize quality checklists, snags, and approval workflows.
