Qualifications

• B.E./B.Tech./Diploma in Civil Engineering is required.
• 8+ years of relevant experience in construction QA/QC.
• Experience with a real estate developer, builder, or EPC company is preferred.
• Strong knowledge of RCC, structural works and finishing/QC processes.

Responsibilities

• Develop, implement and monitor project-specific QA/QC plans, ITPs, checklists and quality procedures.
• Ensure construction activities follow approved drawings, specs, IS codes and quality standards.
• Conduct regular quality inspections and audits across the project.
• Perform stage-wise inspections and obtain approvals before critical activities.
• Identify deviations and implement corrective and preventive actions.
• Inspect RCC, reinforcement, shuttering, concreting, masonry and plastering.
• Monitor waterproofing, tiling, flooring, painting and finishing for luxury projects.
• Coordinate material testing and verify test certificates and approvals.
• Maintain quality documentation: MIRs, ITPs, QA reports, NCRs and snag lists.
• Coordinate with PMs, site engineers, contractors, architects, PMC and MEP teams.
• Support handover with final quality checks and complete documentation.

JOB SUMMARY

We are looking for an experienced Quality Engineer with 8+ years of hands-on experience in real estate construction and QA/QC, preferably with strong exposure to residential and luxury/high-end projects.The candidate will be responsible for establishing and maintaining quality standards across construction activities, ensuring compliance with approved drawings, specifications, IS codes, method statements and project quality requirements.The role will involve close coordination with Project Teams, Consultants, Architects, PMC, Contractors and Vendors to identify quality issues, prevent rework and ensure that the project is delivered with high standards of construction quality and finishing.

KEY RESPONSIBILITIES

1. Quality Assurance & Quality Control

• Develop, implement and monitor project-specific QA/QC plans, ITPs, checklists and quality procedures.
• Ensure construction activities are executed as per approved drawings, specifications, method statements and quality standards.
• Conduct regular quality inspections and audits across the project.
• Ensure stage-wise inspection and approval before proceeding with critical construction activities.
• Identify deviations and implement corrective and preventive actions.

2. Structural & Civil Quality Inspection

• Inspect RCC, reinforcement, shuttering/formwork, concreting, masonry, plastering and structural works.
• Conduct pre-pour and post-pour inspections.
• Verify line, level, plumb, dimensions and alignment.
• Monitor concrete quality including slump tests, cube testing, curing and batching records.
• Ensure proper execution as per approved structural drawings and specifications.

3. Waterproofing & Finishing Quality

• Closely monitor waterproofing works for bathrooms, terraces, basements, podiums, roofs and other critical areas.
• Inspect tiling, flooring, painting, gypsum, false ceiling, doors, windows, faade and other finishing works.
• Ensure high-quality workmanship suitable for luxury residential projects.
• Monitor mock-ups and approved samples before large-scale execution.
• Identify recurring finishing defects and ensure preventive measures.

4. Material Quality & Testing

• Inspect incoming construction materials against approved specifications and samples.
• Verify material test certificates, manufacturer certificates and approvals.
• Coordinate testing of cement, steel, concrete, aggregates, blocks, tiles, waterproofing materials and other construction materials.
• Maintain material inspection and testing records.
• Ensure only approved materials are used at site.

5. Documentation & Reporting

• Prepare and maintain:
• Inspection & Test Plans (ITPs)
• Method Statements
• Inspection Requests (IRs)
• Material Inspection Reports (MIRs)
• Quality Checklists
• Test Reports
• NCR/CAR Reports
• Snag/Punch Lists
• Quality Audit Reports
• Daily/Weekly/Monthly Quality Reports
• Maintain proper quality records for project handover and audits.

6. Coordination

• Coordinate with Project Managers, Site Engineers, Contractors, Architects, Structural Consultants, PMC and MEP teams.
• Participate in quality review meetings.
• Communicate quality concerns to project management and ensure timely resolution.
• Conduct quality awareness sessions for site engineers, supervisors and contractors.

7. Handover & Final Quality

• Conduct pre-handover quality inspections.
• Ensure all snags, defects and punch points are closed.
• Support final inspection and project handover activities.
• Ensure required quality documentation and records are complete before handover.

PREFERRED SKILLS

• 8+ years of experience in QA/QC / Quality Engineering in Real Estate or Construction.
• Strong preference for residential/high-rise residential project experience.
• Experience in luxury/high-end residential projects will be an added advantage.
• Strong knowledge of RCC and structural quality control.
• Strong exposure to waterproofing and finishing quality.
• Knowledge of Mivan/formwork systems and conventional construction.
• Good knowledge of construction materials and testing procedures.
• Experience in NCR, snagging and defect management.
• Knowledge of ITPs, method statements and quality checklists.
• Ability to read and interpret architectural and structural drawings.
• Knowledge of relevant IS Codes, NBC and project specifications.
• Proficiency in MS Excel, MS Office and quality documentation.
• Basic knowledge of AutoCAD is preferred.

REQUIRED SKILLS & QUALIFICATIONS

• B.E./B.Tech/Diploma in Civil Engineering.
• Minimum 8+ years of relevant experience in construction QA/QC.
• Experience with a real estate developer, builder, construction company or EPC organization preferred.
• Strong experience in residential building projects.
• Exposure to high-rise/luxury residential projects will be highly preferred.
