Job summary

The Ark in Pune is seeking a seasoned Facilities and Operations Manager to oversee daily building systems, maintenance, and premium service delivery. You will lead staff, manage vendors, and ensure safety, compliance, and budget discipline.

You will act as the resident liaison, coordinate services for a luxury living environment, and drive continuous improvement using BMS and CAFM tools.

Responsibilities

• Manage daily operations of building systems including HVAC, electrical, plumbing, elevators, BMS, and fire safety systems.
• Ensure preventive and corrective maintenance of facilities and equipment.

Operations & Maintenance

• Manage daily operations of all building systems including HVAC, electrical, plumbing, elevators, BMS, and fire safety systems.
• Ensure timely preventive and corrective maintenance of all facilities and equipment.
• Oversee housekeeping, landscaping, pest control, and waste management with a focus on premium quality and hygiene.

Resident Relations

• Act as the single point of contact for all resident concerns and service requests.
• Ensure a prompt, courteous, and professional response to resident queries.
• Coordinate community events or premium services in alignment with the luxury living experience.

Vendor & Staff Management

• Supervise all on-site technical and support staff (security, housekeeping, technicians).
• Manage contracts, performance, and quality of service of external vendors and AMC providers.
• Ensure all staff are trained in customer service and property-specific protocols.

Compliance & Safety

• Ensure compliance with all statutory regulations (fire safety, environment, building codes, etc.).
• Conduct regular audits and safety drills.
• Maintain documentation for licenses, certifications, and safety records.

Financial & Budgeting

• Prepare and manage facility budgets, service charge reconciliation, and cost control.
• Approve facility-related purchases and monitor maintenance expenses.
• Ensure efficient use of resources and sustainability practices.
