Forty Two Estates Llp is seeking a seasoned facilities manager to oversee day-to-day operations across housekeeping, security, landscaping, and waste management. The role focuses on reliable infrastructure and resident-facing services.

You will lead a team, set KPIs, manage budgets, vendor contracts, and safety compliance, ensuring smooth functioning of amenities and adherence to regulations within the property portfolio.

Responsibilities

• Supervise daily facility operations including housekeeping, security, landscaping, and waste management.
• Ensure preventive and corrective maintenance of electrical, plumbing, HVAC, and civil infrastructure.
• Monitor vendor performance and service contracts for efficiency and compliance.
• Act as the primary point of contact for resident queries and complaints.
• Implement service standards to enhance resident satisfaction.
• Coordinate community events and ensure smooth functioning of amenities (clubhouse, pool, gym).
• Ensure adherence to statutory requirements, including fire safety, environmental norms, and municipal regulations.
• Conduct regular audits and risk assessments.
• Maintain emergency preparedness plans and oversee drills.
• Prepare and manage facility budgets, expense tracking, and cost optimization.
• Oversee billing, collections, and vendor payouts.
• Maintain accurate records of contracts, warranties, and asset registers.
• Manage and train facility staff, supervisors, and outsourced service providers.
• Establish KPIs and monitor performance.
• Foster a culture of accountability and continuous improvement.
