Job summary

Lenexis Foodworks, operating Chinese Wok, seeks a Regional Maintenance Manager to lead maintenance operations for 45–55 stores in the North region. The role reports to Maintenance Head and oversees regional Supervisors and Technicians, driving uptime, cost control and compliance.

You will lead regional engineering projects, vendor governance and a proactive maintenance culture, ensuring safety and adherence to standards. 7–15 years’ experience in multi-site maintenance is preferred.

JOB DESCRIPTION

Position Title: Regional Maintenance Manager

Reports To: Maintenance Head

JOB PURPOSE

To lead and drive maintenance operations for approximately 80 stores in the region, ensuring high equipment uptime, cost control, compliance and operational continuity. This role will supervise regional Supervisors and is accountable not only for breakdowns and Preventive Maintenance, but also for regional engineering projects, process improvements, vendor governance and driving a proactive maintenance culture.

Opex Responsibility: Regional Maintenance Budget

Capex Support: Regional Rollouts and Upgrades

KEY ACCOUNTABILITIES

Store Maintenance & Uptime

• Ensure 95 percent plus Preventive Maintenance compliance across all stores
• Ensure critical breakdown ART less than 24 hrs and TAT more than 90 percent adherence
• Drive root cause analysis for repeat breakdowns and implement corrective actions
• Improve equipment uptime and reduce unplanned downtime through data driven interventions
• Ensure refrigeration and kitchen equipment compliance standards

B. Regional Project Ownership

• Lead regional level engineering projects such as equipment upgrades, energy saving initiatives, layout corrections and standardization drives
• Support new store handovers and ensure engineering readiness before opening
• Drive execution of national maintenance initiatives at regional level
• Identify automation or process simplification opportunities

C. Team Leadership & Productivity

• Lead and monitor performance of Supervisors
• Conduct monthly performance reviews, store audits and field visits
• Drive skill development sessions and toolbox talks
• Build accountability culture focused on TAT, cost and uptime
• Control absenteeism, vendor discipline and service quality

D. Cost & Vendor Governance

• Monitor maintenance spend vs budget and drive cost optimization without impacting uptime
• Govern AMCs and vendor contracts with performance tracking
• Ensure availability of critical spares and inventory control
• Validate bills, POs and ensure zero leakage

E. Compliance & Safety

• Ensure statutory compliance such as electrical safety, fire systems and weight and measure licenses
• Drive regional safety agenda in coordination with Operations
• Ensure zero business loss due to compliance gaps

F. Stakeholder Management

• Act as single point of contact for Operations at Regional level
• Coordinate with Projects, Procurement and Training teams
• Ensure alignment between maintenance priorities and business needs

PERFORMANCE METRICS

• PM Compliance more than 95 percent
• ART less than 24 hrs for critical breakdowns
• TAT adherence more than 90 percent
• Reduction in repeat complaints
• Budget adherence within approved limits
• Zero critical audit non compliance
• Measurable regional project delivery

QUALIFICATIONS & EXPERIENCE
