Job summary

Lifestyle is seeking a Real Estate & Expansion professional to drive store openings and market catchment assessments across the region. You will evaluate markets, study competition, and map opportunities for new outlets to fuel growth.

You will coordinate feasibility studies, PFR/IRR analyses, and negotiations with landlords, finance teams, and legal partners, ensuring timely, compliant completion of store documentation and fit-outs across assigned territories.

Responsibilities

• Evaluate markets for potential catchment for opening outlets.
• Understand competition in terms of store presentation and layout.
• Be aware of market dynamics and market trends.
• Proactively present ideas for business growth and new stores in regions.
• Generate/validate leads and evaluate new store opportunities; identify properties and perform market mapping.
• Conduct feasibility studies related to suitability of buildings, business and financial sustainability.
• Prepare new store proposals, coordinate with Regional Finance for PFR/IRR analysis.
• Negotiate and conclude commercials in line with market standards.
• Liaise with IT and developer for store fit-out execution; coordinate with Legal for title due diligence.
• Ensure completion of new store related documentation and statutory compliance.

Job description

KEY RESPONSIBILITIES

• Evaluating markets for potential catchment for Opening Outlets
• Understand and be aware of competition in terms of store presentation and layout
• Understand market dynamics and be informed about market trends
• Proactively present ideas for business growth and new stores in regions
• Generate / validate leads and evaluate new store opportunities in various locations across the assigned region, identifying properties, Market mapping/ catchment analysis, rental feasibility and further attributed for the identified properties to be crucially examined along with Territory Head / Area Manager / BD Head
• Jointly Conduct feasibility study related to Suitability of the Building, Business and Financial sustainability and growth with all TH/AM / BDH
• Prepare the New Store business proposal note/ PPT, coordinate with Regional Finance Team in preparation and validation of PFR / IRR working, Cluster Analysis and Market Feasibility
• Negotiate and conclude commercials inline to the market standards and business feasibility
• Liaison with Project & Group IT team and developer for store Fit out execution
• Liaison with Corporate Legal Team and the developer on title due diligence and conclusion of agreement
• Ensure completion of New Store Related Documentation & Statutory Compliance
