Job summary

Urban Vault is seeking a skilled Quantity Surveyor to manage measurement, billing, and cost control for interior fit-out and construction projects. You will verify contractor bills, track costs vs budgets, and coordinate with Projects, Design, Procurement, and Finance teams.

Candidates should have 2–5 years of experience in QS, knowledge of BOQ, rate analysis, and contract conditions, with proficiency in MS Excel and familiarity with AutoCAD/SAP/ERP. Travel to project sites may be required.

Qualifications

• BOQ preparation, rate analysis, measurements, contractor billing, variations, and contract conditions.
• GST/TDS for works contracts knowledge.
• MS Excel proficiency; AutoCAD/SAP/ERP familiarity preferred.

Responsibilities

• Prepare and verify BOQs, estimates, and quantity measurements for civil, MEP, HVAC, electrical, flooring, false ceiling, furniture and other fit-out works.
• Conduct site measurements and JMC with contractors.
• Review and certify RA, interim, and final bills based on actual work and BOQ rates.
• Verify deductions including retention, advances, LD, TDS, GST, and material recovery.
• Review rate analyses, variations, changes, and obtain approvals.
• Track project costs against budgets/BOQs and flag overruns or savings.
• Maintain project cost sheets: committed, actual, retention, and Cost-to-Complete.
• Support budgets and estimates during tendering and design stages.
• Maintain records of work orders, guarantees, insurance, and commercial terms.
• Coordinate bill approvals, payments with Projects, Procurement, and Finance.
• Prepare project MIS, cost reports, cash-flow forecasts, and contractor ageing reports.
• Ensure all measurement, billing, and approval docs are audit-ready.
• Support final account settlement and capitalisation of project costs.

Job Purpose

Responsible for quantity surveying, contractor billing, cost control, and commercial administration of Urban Vaults interior fit-out and construction projects. The role will ensure accurate measurement, verification of contractor bills, adherence to project budgets, and timely payment processing in coordination with Projects, Design, Procurement, and Finance teams.

Key Responsibilities

• Prepare and verify BOQs, estimates, and quantity measurements for civil, MEP, HVAC, electrical, flooring, false ceiling, furniture, and other fit-out works.
• Conduct site measurements and Joint Measurement Checks (JMC) with contractors.
• Review and certify RA bills, interim bills, and final bills based on actual work completed and approved BOQ rates.
• Verify contractual deductions including retention, advances, LD, TDS, GST, and material recovery.
• Review contractor rate analysis, variations, extra items, and change orders and obtain necessary approvals.
• Track project costs against approved budgets/BOQs and highlight cost overruns or savings.
• Maintain project-wise cost sheets covering committed cost, actual cost, retention, and Cost-to-Complete.
• Support preparation of project budgets and estimates during the tendering and design stage.
• Support contract finalisation and maintain records of work orders, guarantees, insurance, statutory compliances, and commercial terms.
• Coordinate with Projects, Procurement, and Finance teams for bill approvals, payment processing, and project cost accounting.
• Prepare periodic project MIS, cost reports, cash-flow forecasts, and contractor ageing reports.
• Ensure all measurement, billing, and approval documentation is complete and audit-ready.
• Support final account settlement and capitalisation of project costs.

Qualifications & Experience

• B.E./B.Tech or Diploma in Civil Engineering.
• 2 - 5 years of experience in Quantity Surveying, Billing, Cost Control, or Commercial Management.
• Experience in interior fit-out, commercial real estate, retail, coworking, or construction projects preferred.
• Good knowledge of BOQ, rate analysis, measurements, contractor billing, variations, and contract conditions.
• Working knowledge of GST/TDS for works contracts.
• Proficiency in MS Excel; knowledge of AutoCAD, SAP/ERP, MS Project, or Primavera is preferred.
• Willingness to travel to project sites as required.
