Job summary

Lexa Construction Services in India seeks an experienced Pre-Contract Quantity Surveyor/Estimation Engineer with 3+ years in GCC-building projects. You will lead pre-contract cost management, prepare BOQs and tender documents, and analyse bids to support commercial decisions.

The role requires reviewing drawings and specifications, performing quantity take-offs, and coordinating with design, procurement, and engineering teams to ensure accurate pricing and deadlines.

Qualifications

• ;Minimum 3 years of relevant experience in pre-contract quantity surveying and estimation, preferably within the GCC construction industry.
• ;Experience in building projects including commercial, residential, industrial, hospitality, mixed-use, or similar developments.
• ;Strong knowledge of quantity surveying principles, construction methods, measurement standards, and cost estimation.
• ;Proficiency in MS Excel and MS Office with strong analytical and numerical skills.
• ;Hands-on experience with PlanSwift, AutoCAD, and other relevant quantity surveying/estimation software.
• ;Strong attention to detail with the ability to work accurately under tight deadlines.
• ;Excellent analytical, problem-solving, communication, and coordination skills.
• ;Ability to interpret and analyze architectural, structural, and MEP drawings is an advantage.

Responsibilities

• Carry out pre-contract quantity surveying and cost estimation for building projects.
• Review and analyze drawings, specifications, scope of work, tender documents, and contractual requirements to determine quantities, costs, and potential commercial implications.
• Prepare accurate quantity take-offs, Bills of Quantities (BOQs), cost estimates, and tender documentation.
• Conduct tender analysis, bid comparisons, and subcontractor/vendor evaluations to support commercial decision-making.
• Prepare detailed rate build-ups, material/labor cost analyses, and project cost estimates.
• Identify discrepancies, omissions, variations, and potential cost risks during the tender and estimation stages.
• Ensure measurements and quantity calculations comply with relevant industry measurement standards and project requirements.
• Coordinate with design, engineering, procurement, and commercial teams to clarify project requirements and ensure accurate pricing.
• Assist in developing and maintaining cost plans, budgets, and tender pricing strategies.
• Ensure all estimates and quantity take-offs are completed accurately and within required deadlines.
