Job summary

Golden Homes in India is seeking a detail-oriented Quantity Surveyor to manage costs and contractual elements from feasibility to final accounts. You will prepare budgets, produce BOQs, handle procurement and tendering, price variations, value on-site progress, and maintain cash-flow forecasts while ensuring strict adherence to contracts.

The role requires strong negotiation skills, knowledge of standard contracts (JCT/NEC/FIDIC), and commercial acumen.

Qualifications

• Bachelor's degree in Quantity Surveying or related field.
• Experience as Quantity Surveyor in main contractor/consultancy/developer.
• Membership or progress toward professional certification preferred.

Responsibilities

• Prepare initial budgets, cost plans, and feasibility assessments.
• Produce Bills of Quantities (BOQ) and material take-offs.
• Manage sub-contractor procurement, bids, and negotiations.
• Identify, price, track variations and design changes.
• Value completed work and certify monthly progress payments.

We are seeking a detail-oriented and commercially minded Quantity Surveyor to join our team. In this role, you will manage all costs and contractual elements of our construction projects, from initial feasibility studies to final account settlements. Your primary objective is to minimize project risks, maximize profit margins, and ensure strict adherence to budgets and contract terms.Key Responsibilities:

• Cost Management: Prepare accurate initial budget estimates, cost plans, and feasibility assessments based on project drawings and specifications.
• Bills of Quantities: Produce precise Bills of Quantities (BOQ), material take-offs, and measurement documents.
• Procurement & Tendering: Manage the sub-contractor procurement process, including drafting tender packages, evaluating bids, and conducting commercial negotiations.
• Financial Variations: Identify, price, track, and negotiate design variations and scope changes throughout the project lifecycle.
• Progress Valuations: Conduct regular on-site assessments to value completed work and certify monthly progress payments for subcontractors.
• Cash Flow Tracking: Monitor live project expenses, update cash-flow forecasts, and prepare monthly commercial reports for senior management.
• Final Accounts: Settle and close final accounts with clients, subcontractors, and suppliers, resolving any financial or contractual disputes.

Required Qualifications & Skills:

• Education: Bachelors degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
• Experience: [X] years of experience working as a Quantity Surveyor for a [Main Contractor / Consultancy / Developer].
• Technical Skills: Proficiency in industry software such as [CostX / Bluebeam / Cubit / Candy] and advanced MS Excel.
