Job summary

Lodha is seeking a Quality Assurance Lead to monitor on-site construction activities, ensuring adherence to approved drawings and technical parameters. You will coordinate with engineering disciplines and agencies to resolve bottlenecks and implement quality procedures across RCC, finishing, infra and facade works.

Ideal candidates have BE/B.Tech or Diploma with extensive Real Estate experience, strong leadership and problem-solving abilities, and a solid understanding of quality management

Qualifications

• BE/B.Tech with 5–10 years of experience or Diploma with 8–14 years in Real Estate/quality projects.
• Experience in monitoring construction activities and coordinating with engineering disciplines to resolve bottlenecks.
• Knowledge of quality management systems, ITPs and defect management processes.

Responsibilities

• Monitor construction activities on-site to ensure adherence to approved drawings and technical parameters.
• Coordinate with other engineering disciplines and agencies to overcome quality and construction bottlenecks.
• Implement back filling methodology per approved layer-wise compaction reports and supervise RCC, finishing, infra and facade works.
• Raise RFI and NCRs, investigate root causes and ensure timely closure.

Job description

Key Responsibilities

Coordination & Monitoring

• Adept in monitoring construction activities at site to ensure project implementation with approved drawings and laid down technical parameters.
• Proficient in handling cross-functional coordination with other engineering disciplines / other involved agencies to overcome quality / construction related bottlenecks and accelerate the pace of project implementation.
• Implementation of back filling methodology against approved - layer wise compaction report
• Trainings to site tem and contractor at each stage of work
• Arrange and perform technical supervision and coordination at site for RCC, finishing, infra and facade work.
• Project specific method statements for different activities, preparation and approval for contractors
• Raising RFI for clearance, subject understanding and amendments for drawings
• Raising NCRs (post concrete activities, waterproofing, masonry, gypsum, plaster) to the contractors for non-conformity at site, coming up with root causes and taking corrective actions
• Ensure that correct methodology is adopted to close the NCR within specified time period
• Review the calibration status of any test equipment being utilized on the project ensuring the equipment is within calibration prior to use.
• Ensure that all arrangements are in place before starting of concrete from quality perspective.
• Update Quality Lead on the performance of the plasticizers and mineral admixtures, for different concrete mix designs for cost optimizations and performance, waterproofing systems whenever new systems are introduced.
• Responsible for overall implementation of companys Quality Management System for the project

Material management

• Adequate knowledge of materials, finishes & specialized construction works
• Check the materials and construction methodology and design proportions as per approved methodology/BOQ specifications for masonry work, cement and sand plaster, welding visual inspection, acceptance of the welding by post DP test, structural steel - final dimension inspection as per drawing
• RMC plant Quality control and Quality assurance (Mix design and Trial mix as per source, material and ingredient change)
• Meeting with new material vendors

Inspection

• Coordinate with the consultants representative and site in-charge for inspection and meeting about quality problems including the closure of Non-Compliance report
• Inspect and checking for all quality related procedure at the site as per approved method statement and inspection test plan.
• Inspection and testing of incoming materials as per project Quality plan and ITP
• Carryout Quality Control Inspections at defined stage as per approved ITPs, Drawings, Specifications for all structural works.
• Carryout Inspections of all materials delivered at site as well as inspections at vendors / suppliers premises and compliance with standard specifications, formwork, concrete pre -concrete checks, including checking the coordinates, levels, plumb, and Compliances with specifications for shuttering and reinforcement works

Team management

• Effective team leader, trainer and motivator with fine-tuned analytic, coordination and troubleshooting skills
• Motivating team for their work and proper guidance for improvement on lacking areas
