Job summary

Lodha in Thane is seeking a Coordination & Monitoring specialist with 5–14 years in real estate to oversee site activities, ensure work aligns with approved drawings and technical parameters, and drive quality across RCC, finishing, infra, and façade works.

You will coordinate with multiple engineering disciplines, prepare method statements, raise RFIs and NCRs with root cause analysis, supervise material testing and calibration, and lead a skilled site team to accelerate project delivery.

Qualifications

• BE/B.Tech or Diploma with relevant construction experience in real estate.
• 5–10 years (BE/B.Tech) or 8–14 years (Diploma) in project coordination.
• Experience with quality management systems and site inspections.

Responsibilities

• Monitor construction activities at site to ensure adherence to approved drawings and technical parameters.
• Coordinate with engineering disciplines and agencies to resolve bottlenecks.
• Oversee backfilling, RCC, finishing, infra and facade work with site supervision.
• Prepare method statements, raise RFIs, and manage NCRs with root-cause and corrective actions.
• Review test equipment calibration and ensure QA/QC compliance on concrete and materials.
• Lead QA/QC team, train site staff and contractors.

Job description

Coordination & Monitoring

• Adept in monitoring construction activities at site to ensure project implementation with approved drawings and laid down technical parameters.
• Proficient in handling cross-functional coordination with other engineering disciplines / other involved agencies to overcome quality / construction related bottlenecks and accelerate the pace of project implementation.
• Implementation of back filling methodology against approved-layer wise compaction report
• Trainings to site tem and contractor at each stage of work
• Arrange and perform technical supervision and coordination at site for RCC, finishing, infra and faade work.
• Project specific method statements for different activities preparation and approval for contractors
• Raising RFI for clearance, subject understanding and amendments for drawings
• Raising NCRs (post concrete activities, waterproofing, masonry, gypsum, plaster)to the contractors for non-conformity at site, coming up with root causes and taking corrective actions
• Ensure that correct methodology is adopted to close the NCR with in specified time period
• Review the calibration status of any test equipment being utilized on the project ensuring the equipment is within calibration prior to use.
• Ensure that all arrangements are in place before starting of concrete from quality perspective.
• Update Quality Leadon the performance of the plasticizers and mineral ad mixtures, for different concrete mix designs for cost optimizations and performance, waterproofing systems whenever new systems are introduced.
• Responsible for overall implementation of companys Quality Management System for the project

Material Management

• Adequate knowledge of materials, finishes & specialized construction works
• Check the materials and construction methodology and design proportions as per approved methodology/BOQ specifications for masonry work, cement and sand plaster, welding visual inspection, acceptance of the welding by post DP test, structural steel -final dimension inspection as per drawing
• RMC plant Quality control and Quality assurance(Mix design and Trial mix as per source , material and ingredient change)
• Meeting with new material vendors

Inspection

• Coordinate with the consultant's representative and site in-charge for inspection and meeting about quality problems including the closure of Non-Compliance report
• Inspect and checking for all quality related procedure at the site as per approved method statement and inspection test plan.
• Inspection and testing of incoming materials as per project Quality plan and ITP
• Carryout Quality Control Inspections at defined stage as per approvedITPs, Drawings, Specifications for all structural works.
• Carryout Inspections of all materials delivered at site as well as inspections at vendors / supplier's premises and compliance with standard specifications, formwork, concrete pre-concrete checks, including checking the coordinates, levels, plumb, and Compliances with specifications for shuttering and reinforcement works

Team management

• Effective team leader, trainer and motivator with fine-tuned analytic, coordination and troubleshooting skills

Skills & Competencies:

• Excellent communication & leadership skills with trouble shooting, problem defining & solving capabilities
• Proactive interaction with other departments

Qualification & Work Experience:

• BE/B.Tech min. 5-10 years of experience or Diploma with min. 8-14 years of experience working with Real Estate company.
