Job summary

KMV Projects seeks an experienced Assistant Manager – QA/QC to lead quality assurance across high-rise residential and villa projects. The role requires strong oversight of QA/QC processes, team management, and ensuring compliance with drawings, specifications, and IS standards.

The ideal candidate will drive corrective actions, coordinate with multiple teams, and maintain stringent quality documentation through project handover.

Qualifications

• 11-13 years of experience in QA/QC within real estate/construction.
• Strong hands-on QA/QC experience for residential real estate projects including high-rise buildings and villa projects.
• Experience in leading and mentoring QA/QC engineers and site quality personnel.
• Knowledge of IS codes, specifications, construction quality standards, and documentation practices.

Responsibilities

• Lead and manage overall QA/QC activities for high-rise residential and villa projects.
• Develop and implement project-specific Quality Assurance and Quality Control plans.
• Establish inspection procedures, quality checklists, and benchmarks for construction activities.
• Ensure works are executed per approved drawings, specifications, method statements, BOQ, and quality standards.
• Conduct inspections across RCC, structural works, masonry, plastering, waterproofing, tiling, flooring, painting, façade, doors/windows, finishing works.
• Monitor workmanship and identify quality deviations early; review MIRs, WIRs, test reports, inspection reports, checklists.

About the Role

We are looking for an experienced Assistant Manager – QA/QC with 11-13 years of strong experience in real estate and residential construction, particularly in high-rise buildings and villa projects. The candidate should have strong technical expertise in QA/QC, proven team-handling experience, and the ability to drive quality standards across projects from construction through handover.

Key Responsibilities

• Lead and manage overall QA/QC activities for high-rise residential and villa projects.
• Develop and implement project-specific Quality Assurance and Quality Control plans.
• Establish inspection procedures, quality checklists, and quality benchmarks for construction activities.
• Ensure construction works are executed as per approved drawings, specifications, method statements, BOQ, and applicable quality standards.
• Conduct inspections for RCC, structural works, masonry, plastering, waterproofing, tiling, flooring, painting, faade, doors/windows, and finishing works.
• Monitor workmanship and identify quality deviations at the earliest stage.
• Review and manage MIRs, WIRs, test reports, inspection reports, checklists, and quality documentation.
• Raise, monitor, and close NCRs, observations, snags, and punch points.
• Conduct root-cause analysis and implement effective corrective and preventive actions.
• Coordinate with Project, Construction, Design, MEP, Procurement, Contractors, and Consultants to resolve quality issues.
• Monitor the quality performance of contractors and subcontractors.
• Ensure construction materials are tested and approved before use.
• Conduct periodic quality audits and site inspections.
• Prepare and submit periodic QA/QC reports highlighting quality issues, corrective actions, and project quality status.
• Conduct quality awareness sessions and guide site teams on quality requirements.
• Ensure all quality documentation is properly maintained throughout the project lifecycle.
• Support final inspection, snag rectification, testing, and project handover activities.

Team Management

• Lead and supervise the QA/QC team across project sites.
• Allocate responsibilities and inspection activities to team members.
• Monitor team performance and ensure timely completion of inspections and documentation.
• Mentor and guide QA/QC engineers and site quality personnel.
• Coordinate with project teams and contractors to maintain consistent quality standards.
• Build a strong quality-driven culture across the project.

Required Skills & Competencies

• Strong hands-on experience in QA/QC for residential real estate projects.
• Proven experience in high-rise buildings and villa construction.
• Strong knowledge of construction materials, testing, inspection procedures, and workmanship standards.
• Good understanding of IS codes, specifications, and construction quality standards.
• Strong knowledge of RCC, structural works, waterproofing, masonry, plastering, flooring, tiling, painting, faade, and finishing works.
• Strong experience in root-cause analysis, snagging, and quality audits.
• Excellent site inspection and documentation skills.
• Strong contractor and subcontractor management skills.
• Proven ability to lead and handle a QA/QC team.
• Strong communication, coordination, analytical, and problem-solving skills.
• Ability to proactively identify quality risks and implement preventive measures.

Qualification

• B.E./B.Tech in Civil Engineering from a recognized institution.
• Additional certification in QA/QC, Quality Management, or Construction Quality will be an added advantage.

Experience Requirements

• 11-13 years of relevant experience in QA/QC within real estate/construction.
• Strong exposure to high-rise residential buildings and villa projects.
• Proven experience in team handling and QA/QC leadership.
• Experience with reputed real estate developers, EPC companies, or construction organizations will be preferred.
