Role Overview
We are seeking a talented and experienced Project Lead – Working to lead the working design, detailed architectural documentation, technical coordination, and execution support for large-scale architectural projects.
The ideal candidate should have strong experience in architectural working drawings, design development, technical detailing, multidisciplinary coordination, and construction-stage support, with the ability to translate conceptual designs into detailed, accurate, and execution-ready drawings.
The candidate will work closely with design teams, consultants, structural and MEP engineers, contractors, and site teams to ensure that projects are delivered as per design intent, technical standards, project timelines, and quality requirements.
Key Responsibilities
1. Working Design & Documentation
- Lead the preparation and development of architectural working drawings for large-scale residential (group housing) and commercial projects.
- Translate conceptual and schematic designs into detailed and execution-ready architectural drawings.
- Develop and review plans, sections, elevations, details, schedules, and other construction documentation.
- Ensure drawings are accurate, coordinated, complete, and aligned with the approved design intent.
- Prepare and review Good for Construction (GFC) drawings and coordinate revisions as required.
- Ensure architectural drawings comply with applicable building codes, regulations, project specifications, and industry standards.
- Identify technical issues and provide practical architectural solutions during the design and execution stages.
2. Design Development & Technical Coordination
- Coordinate with architects, structural consultants, MEP consultants, landscape consultants, façade consultants, and other specialist consultants.
- Review multidisciplinary drawings and identify clashes, discrepancies, and coordination issues.
- Ensure proper integration of architectural, structural, MEP and other services within the project.
- Participate in design development meetings and provide technical inputs to resolve project-related issues.
- Coordinate design changes and ensure that revised drawings are properly documented and communicated to relevant stakeholders.
- Lead and manage a team of architects, working architects, draftsmen, and other design professionals.
- Allocate work and monitor the team's deliverables, timelines, and quality.
- Review drawings and technical submissions prepared by the team.
- Guide junior architects and team members on working drawings, detailing, coordination, and technical standards.
- Coordinate with project management and site teams to ensure timely delivery of required drawings and information.
4. Construction & Site Coordination
- Provide technical support during the construction/execution phase to ensure that design intent is accurately translated into construction.
- Conduct regular site visits to review architectural execution and identify deviations from approved drawings.
- Resolve technical queries and drawing-related issues raised by site teams and contractors.
- Review and respond to RFIs (Requests for Information), technical queries, shop drawings, material submissions, and mock-ups, wherever applicable.
- Coordinate necessary drawing revisions arising from site conditions, design changes, or technical requirements.
- Monitor quality of architectural execution and ensure compliance with approved drawings and specifications.
5. Project Documentation & Reporting
- Maintain comprehensive project documentation, including working drawings, drawing registers, revisions, technical submissions, meeting minutes, and correspondence.
- Monitor design deliverables, drawing schedules, and submission timelines.
- Track design changes, approvals, revisions, and their impact on project execution.
- Prepare regular updates on design progress, pending drawings, technical issues, risks, and required decisions.
- Coordinate with project leadership on project timelines, deliverables, and deployment requirements.
6. Quality & Compliance
- Ensure high standards of architectural detailing, technical accuracy, constructability, and documentation quality.
- Review drawings before issuance to ensure accuracy, coordination, and completeness.
- Ensure compliance with applicable building codes, development regulations, fire and life-safety requirements, and relevant statutory norms.
- Support the project team in identifying and mitigating design and execution-related risks.
Education Qualifications
- Bachelor's/Master's degree in Architecture (B.Arch / M.Arch) from a recognised university.
- Registered Architect/COA qualification will be an added advantage.
Desired Experience & Skills
- 10+ years of experience in architectural working/design development and project execution.
- Strong experience in large-scale residential/group housing and commercial projects.
- Strong understanding of architectural working drawings and construction detailing.
- Experience in multidisciplinary coordination with structural, MEP and other consultants.
- Exposure to GFC drawings, shop drawing review, RFIs, site coordination, and construction-stage design support.
- Strong knowledge of architectural standards, building codes, and construction practices.
- Experience in leading and mentoring architectural/working drawing teams.
- Strong communication, coordination, problem-solving, and project management skills.
- Proficiency in relevant architectural design and documentation software such as AutoCAD, Revit, SketchUp, or similar tools.
