Qualifications

• Bachelor's Degree in Architecture (B.Arch) from a recognized institution.
• Registered Architect with the COA will be preferred.
• 18+ years of relevant experience in Architecture and Design.

Responsibilities

• Lead architectural planning and design for residential, commercial, and mixed-use projects.
• Review concept designs, master plans, layouts, elevations, and drawings.
• Ensure space planning, aesthetics, functionality, constructability, and cost efficiency.
• Coordinate with Civil, Structural, MEP, Landscape, Interior, Sales, Marketing and Project teams.
• Review drawings and resolve design challenges; provide timely technical support.
• Maintain design standards, QA, and version control.
• Manage external architects and design consultants; mentor internal team.
• Site visits to review execution and ensure adherence to approved drawings.
• Ensure compliance with building bye-laws, NBC, fire and safety norms.

Job description

We are seeking an experienced and visionary General Manager Architecture to lead and manage the architectural design function for our residential and commercial real estate projects. The candidate will be responsible for architectural planning, design development, design coordination, project execution support, consultant management, and ensuring that all projects meet the required standards of quality, functionality, aesthetics, statutory compliance, and cost efficiency.

The ideal candidate should have extensive experience in managing large-scale real estate projects and leading multidisciplinary teams from concept design through project completion.

Key Responsibilities

Architectural Planning & Design

• Lead the overall architectural planning and design development for residential, commercial, and mixed-use projects.
• Review and finalize concept designs, master plans, architectural layouts, elevations, faade designs, and detailed drawings.
• Ensure optimum space planning, functionality, aesthetics, constructability, and cost efficiency.
• Guide the architecture team in developing innovative and market-relevant designs.
• Ensure architectural designs align with the company's product positioning and business requirements.

Project Design Coordination

• Coordinate closely with Civil, Structural, MEP, Landscape, Interior, Sales, Marketing, and Project teams.
• Ensure effective integration of architectural designs with structural and MEP requirements.
• Review design drawings and identify potential construction, coordination, or execution challenges.
• Resolve design-related issues and provide timely technical support to project teams.

Design Review & Quality Control

• Review architectural drawings, working drawings, GFC drawings, and construction documentation.
• Ensure accuracy and completeness of drawings before issuance for execution.
• Establish and maintain architectural design standards and quality benchmarks.
• Monitor design changes and ensure proper documentation and version control.

Consultant & Team Management

• Manage and coordinate with external architects, design consultants, structural consultants, and other technical agencies.
• Review consultant deliverables and ensure adherence to project timelines and design requirements.
• Lead, mentor, and develop the internal architecture and design team.
• Ensure efficient allocation of resources and effective coordination across multiple projects.

Site Coordination & Execution Support

• Conduct periodic site visits to review architectural execution and ensure compliance with approved drawings.
• Identify deviations from approved designs and recommend corrective actions.
• Coordinate with project teams to resolve site-related architectural and design issues.
• Ensure that design intent and quality standards are maintained during execution.

Statutory Compliance

• Ensure architectural designs comply with applicable building bye-laws, development regulations, NBC requirements, fire and safety norms, and other statutory requirements.
• Coordinate with relevant consultants and authorities for design approvals and necessary submissions.
• Stay updated with changes in building regulations, construction practices, and industry standards.

Project Management & Cost Optimization

• Support management in planning project design timelines and deliverables.
• Ensure timely completion of architectural design packages as per project schedules.
• Identify opportunities for design optimization, value engineering, and cost reduction without compromising quality or aesthetics.
• Monitor design-related budgets and consultant costs.

Candidate Profile

• Bachelor's Degree in Architecture (B.Arch) from a recognized institution.
• Registered Architect with the Council of Architecture (COA) will be preferred.
• Minimum 18+ years of relevant experience in Architecture and Design.
• Significant experience in the Real Estate / Residential / Commercial Construction industry is essential.
• Experience in handling multiple large-scale projects simultaneously.
• Strong experience in architectural planning, design development, working drawings, and project execution coordination.
• Proven experience in leading and managing architecture/design teams and external consultants.
• Strong knowledge of building codes, development regulations, construction methodologies, and statutory compliance.

Technical Skills

• Proficiency in AutoCAD, Revit/BIM, SketchUp, and other architectural design software.
• Strong understanding of construction detailing and execution.
• Knowledge of sustainable and cost-effective design practices.
• Excellent understanding of coordination between Architecture, Civil, Structural, and MEP disciplines.
