Job summary

Olsen Spaces in Bengaluru seeks a Project Head to own every floor build from signed lease to handover. You will lead multiple office fit-outs in parallel, managing schedule, budget, quality, and safety while directing site supervisors and contractors, and partnering with design and procurement teams. Report directly to the founder.

You will oversee landlady approvals, warranties, and handover docs, driving a scalable project function as the company plans 5–7 new buildings next year.

Qualifications

• Bachelor's degree or diploma in Civil Engineering, Architecture, Interior Design, or a related field.
• PMP or other project management certification is preferred.

Responsibilities

• Delivery: run 3 to 5 floor fit-outs in parallel, from site survey to handover; includes civil, interiors, MEP, HVAC, electrical, fire, IT cabling, furniture.
• Planning: build the project schedule for each floor, track it weekly, and flag slippage early, not at handover.
• Budget: own the BOQ and capex for each site; track actuals vs budget and stop cost creep.
• Contractors and vendors: onboard, brief and manage contractors; check quality, sign off work and verify bills.
• Quality: deliver to the Olsen finish register and design theme; run snag lists and close before client handover.
• Landlord and building: coordinate with landlords and building management on approvals, permits, timings and services.
• Handover: hand each floor to the facility team with as-built drawings, warranties, AMCs and clean snag log.
• Process: set up and run a repeatable project process (checklists, templates, reporting) for faster expansion.

As we continue to scale across Bengaluru, adding 5 to 7 new buildings next year, we're looking for a Project Head who can deliver every new floor on time, on budget, and to the Olsen standard.

About the Role

We are looking for a Project Head to own every Olsen floor build, from signed lease to client handover. The role leads multiple office fit-outs in parallel and is accountable for schedule, budget, quality, and safety. You will lead our site supervisors, manage contractors and vendors, work closely with the design and procurement teams, and report directly to the founder.

Required Qualifications

• Bachelor's degree or diploma in Civil Engineering, Architecture, Interior Design, or a related field.
• PMP or other project management certification is preferred.

Experience

• 5+ years in commercial interior fit-out or project execution, with at least 3 years leading projects end to end.
• Delivered multiple office fit-outs of 10,000+ sq ft, ideally several running at the same time.
• Experience in managed workspaces, coworking, design-and-build firms, or Grade-A commercial offices is preferred.
• An existing network of reliable contractors and vendors in Bengaluru is a strong plus.

Required Skills

Technical: Strong working knowledge of civil, interiors, MEP, HVAC, and fire and safety works. Comfortable reading AutoCAD layouts, sections, and BOQs.

Commercial: Budgeting, BOQ validation, contractor negotiation, and cost control.

People: Leading site teams, managing contractors and labour, and clear communication with founders, designers, and landlords. English and Hindi required, Kannada preferred.

Software: Excel, Google Workspace, and comfort using AI tools to cut paperwork.
