Job summary

Space Matrix is seeking a Team Lead - Pre-Construction Operations to drive end-to-end readiness across Pan India projects. You will lead a central team coordinating with Design, Procurement, PMO, Commercial, Finance, MEP, vendors, and clients to ensure timely closure of milestones and smooth project delivery.

The role requires a proactive leader who can identify risks early, resolve cross-functional bottlenecks, and build strong relationships to ensure predictable project outcomes.

Qualifications

  • 10+ years of experience in Corporate Interior Fit-Out, Design & Build.
  • Strong understanding of Pre-Construction, Procurement, Design Coordination, Vendor Management, Commercials, and Project Delivery.
  • Proven experience managing multiple projects across regions.

Responsibilities

  • Lead a central Pre-Construction Operations team and drive accountability across regions.

About The Role

The Team Lead - Pre-Construction Operations will be responsible for driving end-to-end Pre-Construction readiness across Pan India projects, ensuring all activities are completed withindefined timelines and without impacting the overall project delivery schedule.The role will lead a central team responsible for coordinating with Design, Procurement, Project Management, Commercial, Finance, MEP, Vendors, and Clients to ensure timely closure of all pre-construction milestones, vendor onboarding, procurement planning, and long-lead material readiness.This position requires a highly proactive leader who can identify risks early, resolve cross-functional bottlenecks, and build strong relationships with industry partners to ensure predictable project delivery.

What Makes The Role Successful

Pre-Construction Governance

  • Lead and drive all Pre-Construction activities across Pan India projects.
  • Ensure timely closure of all pre-construction milestones without impacting project delivery

schedules.

  • Monitor project readiness from Project Award until Construction Kick-off/ closure of all Pre

con activities

Cross Functional Coordination

  • Drive alignment between Design, Procurement, PMO, Commercial, Finance, MEP, T&C, and

Project teams.

  • Escalate critical risks with mitigation plans to leadership before they impact execution.

Procurement & Vendor Readiness

  • Ensure timely vendor onboarding and commercial closure for all work packages.
  • Drive issuance of Purchase Orders for all long-lead and critical packages within defined SLAs.
  • Monitor vendor commitments on production schedules and material deliveries.
  • Build and maintain strong relationships with key OEMs, manufacturers, and strategic suppliers

across the corporate interior fit-out industry.

Material Planning & Delivery

  • Ensure long-lead materials are identified during project initiation.
  • Track end-to-end material movement from design approval to vendor onboarding, production,

dispatch, and site delivery.

  • Minimize procurement-related delays through proactive planning and stakeholder coordination.

Digital Governance

  • Drive 100% adoption of Project management Tool for all pre-construction activities.
  • Ensure all project information is updated in real time to provide accurate visibility to

leadership.

Leadership & Continuous Improvement

  • Lead a central Pre-Construction Operations team and drive accountability across regions.
  • Standardize processes, establish SLAs, and continuously improve project delivery workflows.

Key Success Measures (KPIs)

  • Pre-Construction milestones achieved as per baseline schedule.
  • Zero project delays attributable to pre-construction dependencies.
  • Timely closure of Design, BOQs, GFCs, Vendor Onboarding, and Purchase Orders.
  • Long-lead material procurement completed within planned timelines.
  • Reduction in procurement and vendor onboarding cycle times.
  • 100% BigFish adoption and real-time project updates.
  • Reduction in leadership escalations arising from pre-construction delays.
  • Vendor performance and on-time delivery compliance.
  • Accuracy and timeliness of Pan India project dashboards.
  • Internal stakeholder satisfaction across PM, Design, Procurement, and Leadership.

What We’re Looking For

  • 10+ years of experience in Corporate Interior Fit-Out, Design & Build.
  • Strong understanding of Pre-Construction, Procurement, Design Coordination, Vendor

Management, Commercials, and Project Delivery.

  • Proven experience managing multiple projects across regions.
  • Excellent knowledge of long-lead procurement, vendor onboarding, BOQ management, GFC

processes, and material planning.

  • Established relationships with leading OEMs, manufacturers, and suppliers within the

corporate interiors industry.

  • Strong leadership skills with the ability to manage cross-functional teams and influence

stakeholders at all levels.

  • Experience driving digital project management platforms
  • Strong analytical, commercial, and problem-solving capabilities with a proactive approach to

risk management.

  • Excellent communication, negotiation, and stakeholder management skills.
