Job summary

Ample Designs Bengaluru is seeking an experienced Commercial Project Manager to own commercial interior and turnkey projects from kickoff through handover. You will oversee execution, client coordination, procurement, vendors, costing, billing, collections, and project profitability.

The role requires strong experience in BOQ, costing, P&L, and cross-functional coordination across design, procurement, and site teams.

Qualifications

• 510 years of relevant experience in commercial interiors, fit-outs, turnkey projects, construction or project management.
• Strong experience managing projects from initiation to handover.
• Experience managing multiple contractors, vendors and stakeholders.
• Strong understanding of BOQ, estimation, costing and project P&L.

Responsibilities

• Take end-to-end ownership of assigned commercial interior / fit-out projects.
• Establish project timelines, budgets, resources and execution plans.
• Monitor project progress and ensure timely completion of milestones.
• Coordinate design, procurement, factory, logistics, vendors and site teams.
• Review BOQs, quantities, estimates, costing and rate analysis.
• Prepare vendor comparisons and negotiate commercial terms.
• Track Budget vs Actual Cost and protect project gross margins.
• Forecast cost-to-complete and identify commercial risks early.
• Prevent cost overruns, wastage and commercial leakage.
• Act as the primary project-level point of contact for clients.
• Conduct project reviews and communicate timelines, milestones and dependencies.
• Manage approvals, variations, escalations and client expectations.
• Build strong and professional client relationships.
• Plan project procurement and ensure timely material availability.
• Appoint, negotiate with and manage contractors and vendors.
• Monitor vendor performance, manpower, quality and delivery timelines.
• Control material wastage, damage and unnecessary inventory.
• Take responsibility for site execution and coordination of multiple agencies.
• Ensure work follows approved drawings, specifications and quality standards.
• Monitor workmanship, productivity, safety and housekeeping.
• Resolve execution bottlenecks and design / technical coordination issues.
• Manage project billing against contractual milestones.
• Track collections, receivables and payment ageing.
• Identify additional works and prepare / manage change orders.
• Ensure all variations are documented, approved and commercially recovered.
• Own project revenue, cost, gross margin and final P&L;.
• Track material, labour and vendor costs against approved budgets.
• Maintain accurate cost-to-complete forecasts.
• Ensure the project remains commercially viable throughout execution.
• Coordinate final installation, snagging and rectification.
• Complete final billing and commercial reconciliation.
• Ensure vendor closure, documentation and client sign-off.
• Complete final project P&L and project closure review.
