Job summary

Decon Management Services Bengaluru, led by IIT & IIM alumni, seeks an experienced MEP Procurement & Sourcing professional to drive end-to-end procurement, vendor management, and cost optimization for premier luxury real-estate projects.

You will coordinate with design, MEP, projects, QS, contracts, QA/QC, and finance teams to align procurement with construction milestones, ensuring timely POs/WOs and strong vendor relationships.

Qualifications

• End-to-end procurement experience in real estate, construction, or EPC.
• Experience procuring MEP packages for residential, commercial, hospitality, or mixed-use developments.
• Hands-on experience with RFQs, techno-commercial negotiations, contract finalization, and vendor management.
• Working knowledge of BOQs, drawings, specifications, and project execution requirements.

• Lead end-to-end procurement of HVAC, Electrical, Plumbing, Fire Fighting, ELV, IBMS, STP/WTP, DG Sets, Elevators, Pumps, Solar, Building Automation Systems, and other MEP packages.
• Develop procurement strategies aligned with project schedules and budgets.
• Float RFQs/RFPs, evaluate bids, prepare statements, and finalize vendors.
• Ensure timely issuance of Purchase Orders (POs) and Work Orders.

Key Responsibilities

MEP Procurement & Sourcing

• Lead end-to-end procurement of HVAC, Electrical, Plumbing, Fire Fighting, ELV, IBMS, STP/WTP, DG Sets, Elevators, Pumps, Solar, Building Automation Systems, and other MEP packages.
• Develop procurement strategies aligned with project schedules and budgets.
• Float RFQs/RFPs, evaluate techno-commercial bids, prepare comparative statements, and finalize vendors.
• Ensure timely issuance of Purchase Orders (POs) and Work Orders (WOs).

Vendor & Contract Management

• Identify, evaluate, onboard, and manage MEP contractors, OEMs, and strategic suppliers.
• Negotiate pricing, payment terms, delivery schedules, warranties, LD clauses, PBGs, and contractual obligations.
• Monitor vendor performance through quality, delivery, and commercial KPIs.
• Build long-term relationships with key OEMs and channel partners.

Commercial & Cost Management

• Drive value engineering and cost optimization initiatives without compromising quality.
• Prepare procurement budgets and monitor package-wise cost against approved BOQs.
• Support budgeting, cost planning, and project cash flow forecasting.
• Analyze market trends and recommend alternate products and procurement strategies.

Project Coordination

• Coordinate closely with Design, MEP, Projects, QS, Contracts, QA/QC, and Finance teams.
• Ensure procurement schedules align with construction milestones.
• Resolve technical and commercial issues during procurement and execution.
• Support site teams in material planning, delivery scheduling, and issue resolution.

Qualifications & Experience

• Bachelor's degree in Civil Engineering
• 812 years of procurement experience in real estate, construction, or EPC organizations.
• Strong experience procuring MEP packages for residential, commercial, hospitality, or mixed-use developments.
• Hands-on experience in RFQs, techno-commercial negotiations, contract finalization, and vendor management.
• Working knowledge of BOQs, drawings, specifications, and project execution requirements.
