• Strong negotiation, contract management, and analytical skills.

Role Summary:

As a Procurement Manager, you will lead the strategic sourcing and procurement operations for our technology-driven real estate projects across Mumbai. Leveraging your 5 to 7 years of industry experience, you will drive cost optimization, negotiate high-value contracts, and build robust vendor relationships to ensure the seamless, timely delivery of high-quality construction materials. You will play a pivotal role in maintaining our commitment to transparency, efficiency, and budget adherence across the entire project lifecycle.

Role & responsibilities:

• Strategic Sourcing & Procurement: Lead the end-to-end procurement cycle for construction materials (including steel, cement, electrical, plumbing, and finishing goods) and services required for various real estate projects across Mumbai.
• Vendor Management: Identify, evaluate, and onboard reliable suppliers and contractors. Build and maintain strong, long-term relationships with vendors to ensure supply chain stability, transparency, and efficiency.
• Contract Negotiation: Negotiate pricing, payment terms, delivery schedules, and Service Level Agreements (SLAs) to secure highly competitive rates without compromising on quality or timelines.
• Cost Optimization & Budgeting: Continuously track market trends and material rate fluctuations. Implement strategic cost-saving initiatives and maintain strict adherence to project budgets and the Total Cost of Ownership (TCO).
• Material Planning & Coordination: Collaborate closely with site engineers, project managers, and the design team to accurately forecast material requirements. Ensure Just-In-Time (JIT) delivery to prevent project delays and optimize site inventory.
• Quality & Compliance Assurance: Enforce strict quality control standards for all procured items. Ensure all vendor practices comply with local regulatory codes, safety standards, and company ethics.
• Tech Integration: Leverage modern procurement software and ERP systems to automate purchase orders, track deliveries, and maintain transparent procurement data in alignment with a technology-driven real estate approach.

Preferred candidate profile:

• Experience: 5 - 7 years of dedicated procurement and sourcing experience within the real estate development or construction industry.
• Education: Bachelors degree in civil engineering, Supply Chain Management, or Business Administration. A masters degree or relevant procurement certification (e.g., CIPS) is highly advantageous.
• Industry Knowledge: Deep understanding of construction materials, local Mumbai market rates, and a strong existing network of reliable vendors and contractors in the region.
• Core Skills: Exceptional negotiation and contract management skills. Strong analytical abilities to evaluate cost breakdowns and vendor performance metrics.
• Technical Proficiency: Hands-on experience with procurement software, ERP systems, and data analytics tools.
