Technobiz Management Consultants in India is seeking a senior Project Planner/Controls expert to lead planning, scheduling, and controls for premium high-rise developments. You will manage dual timelines from developers and the company's construction division to ensure on-time and budget-compliant delivery.

The ideal candidate has 15–18 years in real estate/infrastructure planning, with a track record on skyscrapers (2B+G+30+ storied).

Qualifications

• 15–18 years of core experience in real estate/infrastructure project planning and controls.
• Directly handled high-rise residential towers (2B+G+30 storied and above).
• Education: B.E./B.Tech in Civil with NICMAR or MBA in Project Management.

Responsibilities

• Schedule IMS using Primavera P6 / MS Project, and maintain updates.
• Monitor high-rise construction cycles, including Mivan/RCC floors, and critical path activities.
• Forecast and audit labour, machinery, and material pipelines to prevent stock-outs.
• Ensure alignment with RERA timelines to avoid compliance drift.
• Track cost and schedule Variations using Earned Value Management (SPI/CPI) and cashflow forecasts.
• Produce executive progress dashboards and look-ahead plans.
• Coordinate across Design, Procurement, Execution, and Finance teams; support billing/progress verification.

Role Purpose

Lead project planning, scheduling, and project controls for premium high-rise residential developments (2B+3S +31 storied above). This role manages the dual dynamics of developer timelines and direct execution via the company's in-house construction division to ensure timely, budget-compliant, and RERA-compliant delivery.

Key Responsibilities

• Scheduling: Create, update, and optimize Integrated Master Schedules (IMS) using Primavera P6 / MS Project.
• High-Rise Monitoring: Track structural cycles (Mivan/RCC floor cycles), finishing sequences, and critical path activities.
• Resource Management: Forecast and audit labour histograms, heavy machinery deployment, and critical material pipelines to prevent site stock-outs.
• Regulatory Alignment: Synchronize construction milestones tightly with RERA timelines to maintain zero compliance drift.
• Commercial Controls: Track project cost and schedule variations using Earned Value Management (SPI/CPI metrics) and generate cash flow forecasts.
• MIS & Coordination: Issue routine executive progress dashboards and look-ahead plans while coordinating among Design, Procurement, Execution, and Finance teams.
• Internal Billing: Support work verification, intra-company contracting billing, and project handover protocols.

Preferred candidate profile

• Education: B.E. / B.Tech in Civil Engineering with NICMAR Post-Graduation or an MBA in Project Management
• Experience: 15-18 Years of core experience in real estate/infrastructure project planning and controls.
• Project Profile: Minimum 10 years directly handling high-rise residential towers (2B +G+30 storied and above).
• Software Skills: Advanced proficiency in Primavera P6, MS Project, Advanced Excel, AutoCAD, and major ERP systems (SAP/Oracle).
