Flipspaces is seeking an experienced MEP Manager to lead design coordination, review drawings, identify clashes with civil and interior works, and resolve with design and engineering teams before execution. You will onboard subcontractors, benchmark rates, and manage on-site MEP execution with rigorous inspections and NCR handling.

Own MEP design coordination review MEP drawings, identify clashes with civil and interior works, and resolve with the design and engineering teams before execution begins.
Source, evaluate, and onboard MEP subcontractors and vendors conduct technical assessments, negotiate rates, and finalise work orders.
Benchmark MEP rates across vendors; maintain a rate card for all MEP categories (electrical, HVAC, plumbing, fire-fighting, BMS) and ensure procurement stays within benchmarks.
Oversee all MEP execution on site — ensure work is carried out as per approved drawings, specifications, and method statements.
Conduct regular site inspections for MEP works — identify non-conformances, raise NCRs, and ensure corrective action within defined SLAs.
Coordinate MEP site work with civil, interior, and finishing teams to prevent clashes, rework, and schedule delays.
Ensure all MEP installations comply with relevant codes, regulations, and safety standards (NBC, ECBC, local bylaws).
Review and approve MEP material submittals — verify brand, grade, and specification compliance before procurement.
Manage MEP testing and commissioning — prepare test plans, witness tests, and document all commissioning results.
Maintain complete MEP documentation — drawings, submittals, test reports, warranties, and as-built drawings — for handover to client.
MEP cuts across every trade — civil, interior, IT, and faade — and any coordination failure causes rework that costs time and money.
Managing multiple MEP subcontractors on the same site, each with their own schedule and sub-vendors, without a single line of direct authority.
Keeping MEP design, execution, and documentation aligned when design changes happen mid-project — which they almost always do.
Ensuring code compliance and client spec compliance simultaneously, especially when the two are in conflict on commercial interior projects.
8–14 years in MEP management or coordination for commercial interiors, hospitals, offices, or large-scale construction projects.
Deep technical knowledge of electrical systems, HVAC, plumbing, fire-fighting, and BMS in commercial buildings
. Ability to read and interpret MEP drawings, SLDs, and specifications independently.
Strong vendor management and rate negotiation skills in MEP categories.
Degree or diploma in Electrical, Mechanical, or Civil Engineering.
