Role Purpose
The Associate Senior Manager/ Sr. Manager - Business Development will be responsible for identifying, evaluating, and securing strategic growth opportunities for the organization through land acquisitions, joint developments, redevelopment projects, and strategic partnerships. The role involves conducting market assessments, exposure in re-development closures, financial feasibility analyses, deal structuring, negotiations, and managing the transaction lifecycle from opportunity identification to deal closure.
Role & responsibilities
Business Growth & Opportunity Identification
- Identify and evaluate land acquisition, re-development, joint development, redevelopment, and partnership opportunities aligned with the company's growth strategy.
- Develop and maintain a strong network of landowners, channel partners, brokers, consultants, financial institutions, and government authorities.
- Track market trends, regulatory changes, competitor activities, and emerging growth corridors.
Financial & Commercial Evaluation
- Conduct preliminary feasibility studies, business case preparation, and investment analysis for potential projects.
- Assess project viability through financial modeling, IRR analysis, residual land valuation, and scenario planning.
- Recommend opportunities based on strategic, financial, and operational considerations.
Deal Structuring & Negotiation
- Lead negotiations with landowners, developers, institutions, and strategic partners.
- Structure commercial agreements including outright purchases, JDA/JV arrangements, redevelopment agreements, and asset acquisitions.
- Support transaction closure through coordination with legal, finance, technical, and regulatory teams.
Due Diligence & Risk Assessment
- Coordinate legal, technical, title, environmental, and statutory due diligence for potential acquisitions.
- Identify risks and present mitigation strategies to leadership.
- Ensure compliance with internal governance and approval processes.
Stakeholder Management
- Build and maintain relationships with key external stakeholders including landowners, consultants, government authorities, investors, and development partners.
- Collaborate cross-functionally with Design, Projects, Legal, Finance, Marketing, and Sales teams for project evaluation and execution.
Strategy & Reporting
- Develop opportunity pipelines and maintain transaction trackers.
- Prepare investment notes, management presentations, and approval proposals for senior leadership.
- Support annual business planning and market expansion strategies.
Preferred candidate profile
Qualifications
- MBA (Finance/Marketing/Real Estate) from a reputed institute.
- Bachelors degree in engineering, Architecture, Planning, Commerce, or related discipline.
- Real Estate or Finance certifications would be an added advantage.
Experience
- 10-15 years of experience in Business Development, Land Acquisition, Corporate Strategy, Investments, or Real Estate Transactions.
- Proven track record of evaluating and closing land acquisitions, JDAs, JVs, or redevelopment projects.
- Experience within a reputable real estate developer, infrastructure company, real estate fund, or property advisory firm preferred.
