Job description

Overview

The Land Acquisition Manager is responsible for identifying, negotiating, and closing land transactions aligned with the companys development strategy. This role serves as the primary interface between landowners and the companybuilding trust, structuring mutually beneficial deal terms (JDA / outright purchase), and ensuring seamless coordination with legal and internal teams until registration and handover.

The role demands strong negotiation skills, commercial judgment, documentation awareness, and the ability to close transactions efficiently while managing stakeholder expectations.

Key Responsibilities
  • Landowner Engagement & Negotiation Represent the company in discussions with landowners, clearly communicating the companys capability, credibility, and development track record. Conduct initial discussions to understand landowner expectations, constraints, and motivations. Educate landowners on possible transaction structures including Joint Development Agreements (JDA), Joint Ventures, or outright acquisition. Negotiate structural terms to arrive at a mutually acceptable deal framework.
  • Deal Structuring & Internal Coordination Brief the legal team on commercial terms and all other terms with clear documentation of agreed principles and deal structure. Coordinate closely with legal, finance, and leadership teams to ensure feasibility and alignment with company objectives. Review draft legal documents prepared by legal counsel to ensure accuracy, completeness, and consistency with commercial discussions.
  • Documentation & Closure Act as the primary point of contact for landowners to clarify contractual clauses, commercial terms, timelines, and obligations. Drive closure of agreements by addressing concerns, resolving objections, and maintaining momentum. Coordinate and oversee execution and registration of documents, including liaison with sub-registrar offices and external advisors.
  • Transaction Management & Issue Resolution Maintain detailed records of all land transactions including terms, timelines, costs, dependencies, and milestones. Ensure timely aggregation of land parcels where applicable, within approved time and cost parameters. Proactively identify and resolve issues related to landowners, title concerns, documentation delays, or stakeholder conflicts. Serve as the escalation point for landowner issues post-agreement until smooth transition to development teams.
