• Minimum 8 years of relevant experience in quantity surveying for building construction projects.
• At least 2 years of experience leading or independently managing the QS and commercial functions of a project or organisation.
• Experience in residential apartments, multi-storey buildings or high-rise construction is strongly preferred.
• Experience working with real estate developers, main contractors or reputed project management organisations will be preferred.
• Candidates must have hands-on experience in contractor billing, cost reporting, tendering and material reconciliation.

Responsibilities

• Prepare detailed quantity take-offs from architectural, structural, MEP and related construction drawings.

Role Description

1. Estimation and Quantity Take-Off

• Prepare detailed quantity take-offs from architectural, structural, MEP and related construction drawings.
• Prepare project BOQs, cost estimates, rate analyses and detailed cost break-ups.
• Review drawings, specifications and tender documents to identify scope, quantity and commercial requirements.
• Check quantities prepared by project teams, consultants, contractors and subcontractors.
• Maintain updated quantity records based on approved drawings and site changes.

2. Budgeting and Cost Control

• Monitor actual project expenditure against approved budgets.
• Prepare periodic cost reports, cost-to-complete projections and budget variance statements.
• Identify potential cost overruns at an early stage and recommend corrective actions.
• Track committed costs, certified costs, pending liabilities and anticipated project expenses.
• Support management with reliable commercial information for project-related decisions.

3. Contractor and Subcontractor Billing

• Verify subcontractor RA bills based on approved quantities, rates, measurements and work completed at site.
• Conduct joint measurements with site teams and contractors wherever required.
• Verify reconciliation statements, deductions, recoveries, retention, advances and statutory requirements.
• Prepare bill certification recommendations with complete supporting documentation.
• Maintain contractor-wise billing, payment and work-order records.

Verify final bills and assist in the commercial closure of contractor packages.

Qualifications

• Strong knowledge of construction measurement, BOQ preparation, rate analysis, billing and cost control.
