Job summary

Lodha in Worli is seeking an experienced civil/interior professional to support finishing-focused project execution. You will oversee interior and civil works for luxury residential/commercial projects and help prepare quarterly and monthly plans.

Responsibilities

• Understand project goals and assist Construction Manager in preparing execution strategy from finishing perspective.
• Oversee interior & civil works for sample flats, offices, club houses, lobby, infrastructure and finishing for residential/commercial projects.
• Assist planning team to prepare quarterly and monthly schedule plans and ensure stakeholder alignment.
• Allocate work with clear responsibilities to internal team members.
• Raise work and material requests and coordinate with procurement for timely vendor/material availability.
• Review drawings requirements, manpower, safety and quality to identify critical progress points.
• Advise on contractor deficiencies and risk, suggesting corrective actions.
• Maintain records for critical works and prepare debit/credit notes; raise CRNs timely.
• Ensure safety procedures on site are followed and accidents are prevented.
• Interact with Civil Execution, MEP, Stores, Procurement, Horticulture, Quality, Design, Planning, Consultants, Vendors and Sub contractors.
• Control wastage on site and implement minimization measures.
• Ensure processes align with billing and cost analysis is performed for productivity.
• Ensure quality inspections by CM team and maintain strict QC; prepare MSs and checklists.
• Analyze NCRs and take corrective actions promptly.
• Support logistics planning and implementation on site.
• Worked on sample flats, club houses, lobby areas, bungalows or villas.

Job description

Role & responsibilities

• Understand project goals and helps Construction Manager in preparation of project execution strategy from Finishing perspective.
• Responsible for interior & civil works for special projects like the sample flats/office, club houses, entrance lobby, infrastructure development and finishing works for residential/commercial projects.
• Understand yearly targets for works and assist planning team to prepare quarterly and monthly schedule plan and make sure that all stakeholders understand this plan.
• Allocate work with clear job responsibilities to internal team members.
• Raising work request and material request as per plan and coordinate with central procurement team for timely availability of vendors/materials.
• Prepare regular review of drawings requirements, manpower requirements, safety and quality assessment to identify critical points which may affect progress , quality and safety.
• Advise Construction Manager regarding critical deficiency of contractors and associated risks and suggest corrective measures.
• Keep joint records for all critical works, abortive works and prepare debit / credit notes regularly • Raise CRNs in timely manner & ensure completion of works.
• Make sure that safety procedures are followed on site without exceptions and ensure there are no accidents at site.
• Interactions with internal team such as Civil Execution, MEP, Stores, Procurement, Horticulture, Quality, Safety, Design, Planning & external Consultant, Vendors, Contractors and Sub contractors
• Control the wastages at site and implement measures to minimise it.
• Check and confirm that all processes are allied to billing department.
• Cost Analysis & productivity analysis to be done and well implemented at site.
• Ensure Quality inspections are done by CM team and maintain strict quality control in all work activities, prepare method statements and checklists and make sure same is followed strictly on site.
• Analyze each NCR in detail and take corrective actions immediately.
• Provide support to prepare logistic plan and implement the same on site.
