Job summary

Jain Construction is seeking a Head of Projects/GM – Projects to own end-to-end execution of real estate developments from design finalization through construction delivery and handover.

This senior role oversees engineering, execution, planning, contracts, and site management, acting as the single point of accountability for project delivery to leadership, with direct interface to architects, structural, MEP consultants and other design partners.

Qualifications

• Bachelor's degree in Civil Engineering is mandatory.
• Minimum 10 years of experience in real estate construction/development with leadership of execution on residential/commercial projects.
• Demonstrated experience leading multi-disciplinary project teams with full delivery ownership.
• Strong coordination with architects and design consultants through finalization.
• Solid understanding of construction contracts, work orders, and contractor management.
• Knowledge of statutory approvals processes for real estate projects in India (RERA, municipal approvals).

About The Role

We are looking for an experienced Head of Projects / General Manager – Projects to take complete ownership of the execution of our real estate development(s), from design finalization through construction delivery and handover. This is a senior, company-level leadership position. The entire project team — engineering, execution, planning, contracts, and site management — will report into this role, and the individual will be the single point of accountability for project delivery to the leadership/promoters.

This person will also be the primary interface with architects, structural consultants, MEP consultants, and other design consultants, working with them to finalize drawings, specifications, and design decisions that keep the project on schedule, on budget, and true to design intent.

This role reports directly to the company's management at the Director level, and carries the responsibility of keeping leadership informed through regular, structured reporting — on project progress, budgets, and other key MIS — so that management has what it needs to make timely decisions through to the project's closure.

Key Responsibilities

Project Leadership & Team Management

• Head the complete project organization — construction, planning & billing, contracts, procurement, and site engineering teams — with all functions reporting directly into this role.


• Set project goals, timelines, and budgets, and hold the team accountable for delivery against them.


• Build, mentor, and, where needed, restructure the project team to match project scale and phase.

Design & Consultant Coordination

• Serve as the primary point of contact with architects, structural, MEP, landscape, and other design consultants.


• Chair design coordination meetings and drive design finalization — resolving conflicts between architectural intent, structural feasibility, MEP requirements, and site constraints.


• Review and approve drawings, specifications, and design changes before release to site, ensuring buildability, cost, and schedule impact are properly evaluated.

Construction & Execution Oversight

• Own the overall construction program — sequencing, resourcing, and progress tracking across all packages/contractors.


• Monitor quality, safety, and statutory compliance across the site.


• Anticipate and resolve execution bottlenecks before they impact the critical path.

Contractor & Vendor Management

• Oversee tendering, contractor selection, and work order/contract finalization for major packages.


• Review contractor performance, resolve disputes, and manage escalations.

Financial & Schedule Control

• Own the project's overall budget and cost control, working closely with billing/QS teams.


• Own regular reporting to Director-level management — project progress, budget/cost status, and other MIS — in a structured, consistent format that supports leadership's decision-making.


• Flag deviations, risks, and decision points early so management can act in time to keep the project on track to closure.


• Identify and mitigate risks to cost, schedule, and quality proactively.

Statutory & Stakeholder Coordination

• Liaise with municipal/statutory authorities, structural auditors, and third-party certification bodies as required for approvals and compliance.


• Coordinate with internal finance, legal, and sales/marketing teams where project decisions have cross-functional impact.

Required Qualifications

• Bachelor's degree in Civil Engineering (or a closely related engineering discipline) is mandatory.


• Minimum 10 years of experience in real estate construction/development, with a track record of having led execution on residential and/or commercial projects of meaningful scale.


• Demonstrated experience leading multi-disciplinary project teams, with full ownership of delivery.


• Strong, hands‑on experience coordinating directly with architects and design consultants through to design finalization.


• Solid understanding of construction contracts, work orders, and contractor management.


• Working knowledge of statutory approval processes for real estate projects in India (RERA, municipal approvals, etc.).

Preferred Qualifications

• Higher education strongly preferred — M.Tech/M.E. in Structural or Construction Management, an MBA (Operations/Infrastructure), or a PMP/PMI certification.


• Prior experience in a Head of Projects, GM – Projects, Project Director, or Senior Project Manager role, having directly managed a full project organization (not just a single function).


• Experience with high-rise residential towers is a plus.


• Familiarity with project management/ERP tools used in construction (e.g., MS Project, Primavera P6).
